Matic Building Services is a growing mechanical and electrical contractor delivering high quality building services across major residential, commercial, hotel, student accommodation and mixed-use developments. We are now seeking an experienced MEP Commissioning Manager to lead the planning, coordination and successful delivery of commissioning activities across Mechanical, Electrical, Public Health, Controls, BMS and Life Safety Systems. Reporting to the Operations Director, you will take responsibility for commissioning strategy, programmes, integrated systems testing, statutory compliance and successful handover across multiple projects. This is a key role for someone with strong technical knowledge, leadership ability and experience managing commissioning on complex construction projects.

Key Responsibilities

  • Develop project-specific Commissioning Management Plans and Commissioning Strategies
  • Manage commissioning programmes aligned with construction programmes and client handover requirements
  • Produce commissioning schedules, integrated testing schedules and system completion plans
  • Identify commissioning risks and implement mitigation measures
  • Review specifications, drawings and technical submissions to identify commissioning requirements
  • Support pre-construction teams with tender reviews and commissioning strategy input
  • Manage commissioning activities across MEP, Public Health, BMS, Controls and Life Safety Systems
  • Coordinate testing, witnessing, certification and handover of building services systems
  • Manage Life Safety Systems commissioning, including cause and effect testing and integrated systems testing
  • Liaise with Building Control, Fire Authorities, consultants, clients and specialist contractors
  • Ensure all systems are commissioned in line with project specifications, British Standards, Building Regulations, CIBSE and BSRIA guidance
  • Produce and maintain commissioning look-ahead programmes and progress reports
  • Attend progress meetings, commissioning workshops and handover meetings
  • Lead defect identification and resolution during commissioning
  • Manage commissioning records, certification, O&M information and handover documentation
  • Support Building Safety Act and Golden Thread requirements where applicable
  • Coordinate internal commissioning personnel and specialist subcontractors
  • Monitor subcontractor performance and commissioning deliverables
  • Support commercial teams with commissioning-related risks, variations and change events
  • Represent Matic professionally in all client, consultant and project team interactions

Requirements

  • Minimum 5–10 years’ commissioning experience within MEP Building Services
  • Experience managing commissioning activities on major construction projects
  • Strong technical understanding of Mechanical, Electrical, Public Health, BMS, Controls and Life Safety Systems
  • Experience managing integrated systems testing, cause and effect testing and client witness testing
  • Experience producing and managing commissioning programmes
  • Strong knowledge of commissioning standards, statutory compliance and industry best practice
  • Experience working on schemes such as high‑rise residential, PBSA, commercial offices, hotels or mixed‑use developments
  • Strong organisational and programme management skills
  • Excellent communication, leadership and client‑facing skills
  • Ability to manage multiple projects simultaneously
  • Strong problem‑solving and decision‑making ability
  • Commercial awareness with attention to cost, programme and risk
  • Ability to manage internal teams, commissioning engineers and specialist subcontractors
  • HNC/HND or Degree in Building Services Engineering, Mechanical Engineering, Electrical Engineering, Building Services Management or Commissioning Engineering
  • Recognised Mechanical or Electrical Services qualification
  • Full UK Driving Licence
  • Willingness to travel to project locations

  • CIBSE Commissioning Code Training
  • CSA, BCxA or Commissioning Management Association accreditation
  • FIA Fire Detection & Alarm training
  • Smoke Control Systems Commissioning training
  • Emergency Lighting Testing & Verification training
  • Experience with Soft Landings, seasonal commissioning, O&M production and digital handover processes
