Location

Based from the London office located at London Bridge with regular travel to sites across the Greater London Area.

Job Purpose

To oversee and manage multiple scaffolding projects from pre-start through to completion, ensuring works are delivered safely, commercially, on programme and to the required quality standards. The Contracts Manager will provide leadership to supervisors, project managers and operatives while maintaining strong client relationships and driving operational performance.

Operational Management

  • Manage multiple scaffolding contracts simultaneously across a range of industrial, commercial and residential projects.
  • Ensure projects are delivered safely, efficiently and within agreed timescales and budgets.
  • Plan labour, materials, transport and equipment requirements for all live projects.
  • Monitor programme performance and proactively address delays or operational issues.
  • Carry out regular site visits, inspections and audits.
  • Ensure scaffolding works comply with TG20, SG4 and all current legislation and company procedures.
  • Review and approve scaffold designs, drawings and temporary works requirements where applicable.
  • Coordinate closely with clients, principal contractors and site management teams.

Health & Safety

  • Lead by example in promoting a strong safety culture throughout the business.
  • Work with the safety manager to ensure all actions raised from audits and inspections are closed out.
  • Ensure RAMS, inspection regimes and compliance documentation are in place and followed.
  • Support accident, incident and near miss investigations.
  • Ensure supervisors and operatives maintain high housekeeping and safety standards.
  • Monitor compliance with company procedures, NASC guidance and statutory regulations.
  • Assist in the continual improvement of company safety systems and processes.

Commercial Responsibilities

  • Manage contract profitability and monitor labour performance across projects.
  • Reporting weekly to the operations manager all project returns.
  • Review variations, extras and change controls to ensure additional works are captured and recovered.
  • Assist with monthly valuations, applications and final accounts where required.
  • Monitor project costs including labour, transport, hire and material usage.
  • Identify commercial risks and opportunities early and report accordingly.
  • Work alongside estimating and commercial teams during project handover stages.

Leadership & Team Management

  • Manage and support supervisors, foremen and site teams.
  • Conduct regular performance reviews and toolbox talks.
  • Mentor and develop supervisory staff to improve operational standards.
  • Assist with recruitment, training and workforce planning.
  • Promote accountability, professionalism and teamwork throughout the business.

Client & Business Development

  • Maintain strong relationships with existing clients and contractors.
  • Attend client meetings, progress meetings and site coordination meetings.
  • Resolve operational issues professionally and efficiently.
  • Support business growth through maintaining service quality and identifying opportunities for additional works.

Essential Requirements

  • Extensive scaffolding industry experience in a Contracts Manager or senior operational role.
  • Strong understanding of scaffolding operations, planning and sequencing.
  • Advanced knowledge of NASC guidance including TG20 and SG4.
  • CISRS Advanced Scaffolder qualification preferred.
  • SMSTS qualification essential.
  • Strong commercial awareness and cost control experience.
  • Ability to manage multiple projects and priorities effectively.
  • Excellent communication and leadership skills.
