Job Purpose (Including Indicative Time Split)
To deliver high-quality painting and decorating services across the Housing Association\'s stock. The role will support the delivery of damp and mould treatment works, void property preparation, reactive repairs and both internal and external painting projects to ensure homes are safe, well-maintained, and of a high standard for our customers.
Key responsibilities
Functional
· Undertake all aspects of internal and external painting and decorating, including surface preparation, undercoating, glossing, emulsion, and wallpapering.
· Carry out damp and mould treatment work, including preparation, treatment, and redecoration in line with the organisation’s standards.
· Prepare void properties to a high standard for re-let, ensuring timely completion of decoration works.
· Undertake reactive maintenance painting tasks in both occupied and unoccupied properties as instructed.
· Identify and report any underlying repair issues encountered during decoration works.
· Ensure all work complies with current building standards, health and safety requirements, and internal quality procedures.
Organisational
· Accurately complete all required documentation, including timesheets, job records, and materials usage.
· Use the organisation’s systems (e.g. handheld devices or job management software) to receive, update, and close work orders.
· Support the delivery of the organisation’s asset management and planned maintenance objectives through timely and quality painting works.
· Contribute to maintaining high customer satisfaction levels by delivering work to agreed timescales and standards.
· Always represent the Housing Association professionally and courteously when dealing with tenants, colleagues, and contractors.
Team Wide
· Work collaboratively with other trades and departments to deliver a seamless, multi-trade service to tenants.
· Participate in regular team meetings and toolbox talks to support ongoing improvements and safe working practices.
· Share knowledge and skills with colleagues and apprentices to promote best practice.
· Provide support or cover to other trades or team members during periods of high demand or absence where appropriate.
General
· Take responsibility for van stock levels, ordering replacement materials as needed, and keeping records of usage.
· Ensure all tools and equipment are maintained in good condition, secure, and always used safely.
· Carry out dynamic risk assessments before beginning any job and work in line with the organisation’s safe systems of work.
· Adhere to all policies, procedures, and codes of conduct set by the Housing Association.
