Location: Luton (with flexibility to work across other sites as required)

Hours: 39 hours per week (Monday to Friday, with occasional weekend working as required)

Contract Type: 12 months fixed term

About Us

Mary Seacole Housing Association provides supported accommodation and tailored, person-centred support to adults aged 18+ with varying support needs, helping them to achieve stability and move towards independence. We work with individuals experiencing housing instability to help them move towards independence, stability, and long-term wellbeing. Our approach combines safe accommodation with tailored support focused on life skills, personal development, and positive move-on outcomes. We work in partnership with local authorities and external agencies to ensure individuals receive the right support at the right time.

The Role

We are seeking a proactive and analytical Void & Utilisation Improvement Lead to drive a focused project aimed at reducing void losses and improving occupancy across our supported accommodation portfolio. This role will analyse current processes, identify inefficiencies, and implement sustainable improvements across Admissions, Finance and Facilities to improve turnaround times and maximise utilisation.

Key Responsibilities

  • Reduce void turnaround times and improve occupancy rates
  • Design and implement improved void management processes
  • Strengthen referral pipeline and placement efficiency
  • Improve forecasting of vacancies and move-ons
  • Work collaboratively across Admissions, Services, and Facilities
  • Establish KPIs, dashboards, and performance reporting
  • Lead cross-department coordination and communication

About You

  • Strong analytical and problem-solving skills
  • Experience in process improvement, operations, or performance management
  • Ability to work across teams and influence change
  • Organised, proactive, and able to manage competing priorities
  • Strong administrative and organisational skills, including accurate record-keeping and report writing
  • Fluent in English, with the ability to communicate clearly and professionally both verbally and in writing
  • Experience in supported housing, social care, or similar environment
