We are seeking a proactive, organised, and client-focused Property Coordinator to join our dynamic team. This role is central to the smooth operation of our property portfolio, supporting activities across sales, lettings, and property management. You will be a key liaison between landlords, tenants, buyers, vendors, contractors, and internal teams, ensuring excellent service delivery at every stage of the property lifecycle.

Responsibilities include:

  • Assisting with the marketing of properties, including online listings, brochures, and photography coordination.
  • Handling enquiries, arranging viewings, and supporting agents with sales and lettings progression.
  • Liaising with vendors, buyers, landlords, and tenants throughout the transaction process.
  • Preparing tenancy agreements, sales memorandums, and relevant documentation.
  • Supporting referencing and compliance processes (e.g., Right to Rent, AML checks).

Property Management:

  • Acting as the first point of contact for tenants and landlords regarding maintenance and tenancy issues.
  • Coordinating maintenance and repair works with contractors, ensuring timely resolution and quality standards.
  • Conducting periodic property inspections and reporting findings.
  • Managing tenancy renewals, rent increases, and deposit returns.
  • Ensuring all properties comply with relevant legal requirements (e.g., gas safety, EICR, EPC).

Administrative & Operational:

  • Maintaining accurate records and updating property management systems.
  • Tracking key dates and deadlines (e.g., tenancy expiries, compliance checks).

Skills & Experience:

  • Previous experience in residential property sales, lettings, or management is highly desirable.
  • Strong organisational and multitasking abilities.
  • Excellent verbal and written communication skills.
  • Proficient in Microsoft Office and property management software (e.g., JUPIX).
  • Familiarity with UK property legislation and compliance (e.g., Tenancy Act, HMO regulations).
  • A customer-centric mindset with the ability to handle difficult situations calmly and professionally.

Qualifications:

  • ARLA qualification (or willingness to work towards one) is advantageous.
  • Full UK driving licence is essential.
