Situated in the heart of Newark's bustling town centre, The Rutland is a well-established community pub with a loyal customer base and a reputation as a popular stop within the town's vibrant pub circuit. This 100% wet-led business offers an excellent foundation for an experienced operator looking to grow trade, strengthen community connections and put their own stamp on a traditional local with genuine potential.

Current weekly sales are around £4k per week, but there is potential to increase this with the right events and marketing plan. The Rutland is a straightforward, drinks-focused operation, making it an ideal opportunity for a hands-on Pub Partner who thrives in a lively social environment. Alongside the main trading area, the pub benefits from a dedicated function room, creating additional opportunities to drive revenue through private parties, community events, entertainment nights and local celebrations.

The Business

There is a clear opportunity to build on The Rutland's existing trade by increasing customer frequency, enhancing the entertainment offer and maximising use of the function room. With Newark's established nightlife, regular town centre footfall and a loyal local following already in place, the foundations are there for the right operator to take the business to the next level.

Whether it's live sport, quizzes, live music, darts, pool teams, community events or private functions, we're looking for someone who can create reasons for customers to visit more often and stay longer.

Who We're Looking For

This opportunity will suit an experienced wet-led operator who understands how to create atmosphere, build relationships and develop a loyal customer base. You'll be commercially minded, passionate about hospitality and confident in driving sales through great service, engaging events and strong local connections. Experience operating successful community pubs, entertainment-led venues or town centre wet-led businesses would be highly advantageous.

What You'll Receive

  • 20% share of weekly wet sales (excluding VAT)
  • Keep 100% of any food sales
  • Low ingoing cost with a £5,000 security deposit
  • £360 legal fee contribution
  • Private accommodation included
  • Most household bills covered (excluding Council Tax and TV Licence)
  • Dedicated operational and business support from Marston's

Your Chance to Be Your Own Boss

The Rutland offers an affordable route into self-employment with the backing of one of the UK's leading pub companies. If you're an energetic operator who can build on an established wet trade, drive community engagement and unlock the full potential of the function room, this could be the perfect opportunity for you.

Take on The Rutland and become the heart of one of Newark's most established local pubs.
