With average weekly sales of £11,000 and a balanced 50/50 wet and food split, this is an exciting opportunity for an operator to build on a strong existing business in a standout location.
The business: The pub features a central bar surrounded by five distinct trading areas, including a raised drinking space and several dining-focused rooms that also lend themselves to private functions and events. Outside, guests can enjoy a substantial beer patio overlooking the marina, complete with an external TV, making it ideal for major local events such as the Tall Ships Festival. Additional external trading space to the rear provides further capacity for outdoor seating. Supported by a large catering kitchen and a loyal customer base, key strengths include its strong food reputation, exceptional waterfront location and versatility for community events and private bookings.
The opportunity: Following an operator transition, the next operator has the chance to further establish Jacksons Wharf as a go-to destination on the marina. Who we're looking for: We're looking for an operator, couple or team with strong food-led pub experience, a passion for community engagement and the commercial mindset to maximise every trading opportunity. The ideal candidate will have the confidence to lead a quality food operation while creating a welcoming pub at the heart of the local community.
What's in it for you? 22% share of weekly sales excluding VAT, plus a guaranteed annual retained sum of £25,000 released weekly. Low ingoing costs start with a £5,000 deposit and £360 legal cost. Separate owner's accommodation is included, with most bills covered except council tax and TV Licence.
