Overview: Ye Olde Custom House is a traditional, characterful pub in the heart of Chester, offering a welcoming community pub atmosphere alongside the benefits of a busy city-centre location.
Currently trading at around £14k per week with an 80/20 wet-led split, the opportunity is to build on its established drinks trade while creating more reasons for locals and visitors to return throughout the week.
The business: The pub offers a traditional trading space with plenty of character, supported by a beer garden and an established wet-led trade.
Its Watergate Street location, proximity to Chester Racecourse and existing community feel provide a strong base to grow drinks sales through sport, entertainment, events and key city-centre occasions, with a company food menu complementing the wider offer.
The opportunity: The next operator can build Ye Olde Custom House into a thriving community-focused, wet-led pub with a strong calendar of reasons to visit.
The biggest opportunities are developing live sport and major sporting fixtures, introducing regular live music and comedy, and driving late-night and weekend trade.
There is also potential to strengthen Sundays, maximise race days and city-centre events, and use local marketing to build a loyal following alongside visitor trade.
