The Three Horseshoes, located in the beautiful Derbyshire village of Morley, is a traditional open‑plan pub with clearly defined drinking and dining spaces centred around a welcoming bar.

Externally, it benefits from a good‑sized car park and a large enclosed beer garden, making it an attractive destination for locals, families, and visitors from nearby villages and Derby City.

Current estimated weekly sales are £3,000, with a 60/30 wet-to-dry split.

The pub draws a mixture of loyal local drinkers and diners, as well as customers travelling in thanks to strong transport links via the A38.

There is strong opportunity for growth through delivering a consistent food offer, introducing a clear Rhythm of the Week, and making better use of the large garden space.

With the right operator, the pub can quickly regain its former reputation and attract back customers who have moved to nearby competitors.

We are looking for an operator with solid food experience, strong marketing skills, and the ability to reconnect with the local community and businesses.

Someone who can bring consistency, energy, and a genuine community presence will thrive in this site and unlock its full potential.
