The Black Lion is perfectly situated in Scarborough city centre set just off the main high street and is popular with tourists and locals alike. It is a listed building and has been a staple in the town for many years. It is a 2 bar operation, comprising a main bar area with pub games and a lounge area. To the rear of the pub is a small but ideal beer garden with tables and chairs also on the pavement at the front of the pub for the sun worshippers.

The site is wet only but has a good sized kitchen providing the opportunity for the operator to have their own food offer. In addition to the bar areas, there are also 7 letting rooms with 2 shared bathrooms on the top floor of the pub. The customer base is a mix of locals and tourists in warmer months. This is a great prospect for a licensee who is passionate about their local community and tourists.

The site currently takes on average £6,500 per week with 90% of sales from the wet side of the business, and 10% of turnover from its letting rooms, but has the potential to achieve up to £10k a week by adding a good own food menu and drinks sales.

We are also keen to support the new operator with an increased % of weekly sales for an initial period to help drive earnings and Marston's is offering a £5,000 retention bonus to the new operator once they completed 6 months service in the pub (Terms & conditions apply).
