The Rifleman's Arms is located next to St Nicholas Church in a lovely residential area of Droitwich. It's a 3 room pub featuring a bar, lounge and pool room with a terrace at the rear of the pub. It is located close to a railway station with a lot of surrounding housing and attracts locals. The bar area accommodates 70 people and the lounge accommodates 40 people.
The site has a number of pub teams that regularly frequent the premises so we are looking for an operator that is sports focussed with local knowledge. This is very much a local pub with a local following of regulars and is ideally located close to the station for commuters.
The pub is turning over £5000 – £6500 per week on a 100% wet lead basis. Accommodation consists of 5 bedrooms split into two flats – one is a 3 bedroom flat with kitchen, bathroom and lounge and the second flat is a 2-bedroom flat with open plan living/kitchen and bathroom.
Historically this pub has regularly turned over £9000–£11000 per week so there is potential to increase sales again by creating the right environment and implementing a strong sales driving plan including sports and entertainment.
