The Hourglass is a busy, welcoming pub and restaurant set beside the Kennet & Avon Canal in Devizes, attracting local residents, walkers, and marina visitors. It features a spacious single-room layout with the bar to the right on entry and seating for around 70 covers, including a snug for quieter visits.

Outside, the pub benefits from a large canalside patio offering stunning views of the water and surrounding countryside—ideal for sunny days and evening drinks. The site also includes a private 2nd-floor function room with its own bar and toilet facilities, suitable for celebrations, meetings, and special events.

The site is currently trading approx. £8,000 per week on a 50/50 split. We will be converting this site over to our Community Menu with an associated capex. Additional features include a car park and two-bedroom private accommodation above the pub. Located next to Devizes Marina and within walking distance of a strong local community, the pub enjoys high footfall potential. There’s clear opportunity to grow both food and drink sales through a strong corporate menu, events, live music, and pub teams.
