Team Lead - Reactive INTERIM 3 months rolling INSIDE IR35 Kent based Council - Hybrid £400-500 per day
The Job:
- Lead the reactive works delivery team to ensure repairs are delivered on time, to budget, to agreed standards and in compliance with statutory obligations and sector best practice across the council estate.
- Work collaboratively with the Team Leader (Planned) to ensure resilience across both reactive and planned works delivery for the whole council estate.
- Assist in developing long-term repairs and maintenance strategies, by researching and using professional and technical judgement, and implementing agreed delivery plans.
- Work with partner contractors to ensure that a responsive day to day repairs service is provided to our tenants, leaseholders and customers that meets performance targets within budget.
- Ensure that appropriate consultation is undertaken with leaseholders in line with the requirements of the Landlord and Tenant Acts and other relevant legislation.
- Work with the Contracts Officers to provide technical expertise in the production of specifications and ongoing contractor management for repairs and maintenance contracts.
- Deliver procurement efficiencies and value for money, using technical expertise to inform specification writing, scope of works etc, ensuring works are delivered in compliance with statutory obligations and sector best practice.
- Manage the voids process (property part) to ensure that the turnaround time and quality are to target, working with Housing Management and the Contractor to develop new working practices to improve void turnaround times.
You will need experience in:
- Managing multiple projects effectively and be able to prioritise in response to changing deadlines.
- Exercise sound judgement in decision making, analyse problems, separate symptoms from causes and to consider options for short term and long-term solutions.
- Good communication skills and ability to communicate information to a wide range of audiences.
- Set and monitor measurable and meaningful performance targets.
- Build and maintain good working relationships with staff, partners, tenants and others.
- Find opportunities to work collaboratively with others wherever possible; identify where good practice exists and implement when appropriate within own area of work.
- Understanding of strategic objectives of the Council and how to translate these into corporate/service plans.
- Good level of competency in IT - Microsoft 365, Google and other service-based software systems.
