This role will report to the Director of Property Marketing and sit within a broader, multi-disciplinary Financial Analysis team, while being primarily dedicated to supporting the Auction Division in close partnership with the National Director of Auction Services. This role operates with a high degree of independence and serves as the primary financial analysis subject matter resource for the Auction Division, providing analytical leadership, judgment, and guidance throughout the auction lifecycle. The position is integral to the execution of auction-based dispositions, where speed, accuracy, and clarity of analysis are critical to driving seller alignment, informed bidder engagement, and successful transaction outcomes. The ideal candidate brings strong commercial real estate fundamentals, advanced financial modeling capabilities, and the ability to perform under tight timelines while supporting advisors, clients, and internal partners throughout the auction lifecycle.

Responsibilities:

  • Lead the underwriting of commercial real estate assets across all major property types using Argus Enterprise and Excel, establishing the analytical approach appropriate for auction execution.
  • Analyze and interpret real estate source documents, including operating statements, rent rolls, leases and lease abstracts, loan documents and other due-diligence materials.
  • Identify and interpret key financial drivers, risks, and sensitivities, providing informed perspective that influences auction pricing strategy and bidder decision-making.
  • Design, build, and refine cash-flow models to evaluate property performance, valuation, and investor returns, ensuring modeling approaches are consistent, defensible, and appropriate for auction timelines.
  • Drive the financial analysis component of auction timelines by delivering clear, defensible underwriting under compressed deadlines.
  • Serve as a consultative analytical partner to auction advisors, clients, and internal stakeholders, addressing complex financial questions and providing informed recommendations.
  • Own the accuracy and consistency of financial assumptions and outputs used throughout the auction process.
  • Partner with auction advisors and business operations managers to build out comprehensive due diligence materials.
  • Synthesize market, location, and comparable sales research into underwriting assumptions and valuation perspective appropriate for auction positioning.
  • Provide market data and investment copy to enhance auction marketing materials.
  • Act as a key analytical partner across auction advisors, marketing, research, and auction operations teams, providing financial expertise that informs auction strategy and materials.
  • Supply financial tables, summaries, and analysis for offering materials and auction listings.
  • Prepare, present, and clearly communicate analytical summaries, comments, and conclusions in advisor- and client-facing materials.
  • Establish and maintain organized underwriting standards, files, models, and supporting documentation to ensure consistency and scalability of auction analysis.
  • Utilize and improve databases and internal project management tools to enhance auction workflow efficiency and analytical tracking.
  • Leverage capacity to support broader investment sales valuation efforts and workflows.
  • Handle confidential information with discretion and professionalism.
  • Organize, sanitize, and validate all due diligence materials to ensure materials are complete, accurate, and investor-ready prior to the launch of marketing campaigns.

Qualifications & Experience:

  • Bachelor’s degree in Real Estate, Finance, Accounting, Economics, or a related field.
  • 7+ years of commercial real estate financial analysis and underwriting experience.
  • Familiarity with auction platforms and capital markets environments.
  • Advanced proficiency in Microsoft Excel and real estate financial modeling.
  • Working knowledge of Argus Enterprise.
  • Demonstrated experience valuing income-producing real estate assets.
  • Ability to abstract leases and interpret complex financial statements.
  • Strong analytical, quantitative, and problem-solving skills.
  • Clear written and verbal communication skills, with the ability to explain analysis to non-technical audiences.
  • Highly organized, detail-oriented, and able to manage multiple assignments simultaneously.
  • Comfortable working in a fast-paced, deadline-driven environment.
  • Team-oriented mindset with a strong sense of accountability and ownership.
  • Demonstrated ability to exercise independent judgment, provide analytical recommendations, and operate with limited oversight in high-velocity transaction environments.
  • Experience guiding, mentoring, or serving as a resource to other analysts or team members is a plus.

Preferred Attributes:

  • Experience supporting multiple asset classes (multifamily, retail, office, industrial, land, hospitality, etc.).
  • Ability to balance speed and precision in underwriting.
  • Intellectual curiosity and interest in real estate market dynamics.
  • Strong analytical judgment and decision-making ability in situations with incomplete information or tight timelines.
