CORE PURPOSE

We require an experienced, proactive Premises Manager to take strategic and operational responsibility for the estate, grounds, and facilities management across our school campus. Operating within an independent school setting, the successful candidate will manage the site staff, direct planned preventative maintenance, oversee capital refurbishment projects, and maintain rigorous statutory health and safety compliance to ensure a safe, secure, and exceptional learning environment.

THE SCHOOL

An independent co-educational day school (Ages 3–18) located in Bromley, Greater London. Set within extensive, well-maintained grounds, the school offers a high-performing academic and co-curricular environment. The facilities department operates as a dedicated operational hub, utilizing digital facilities management tools and compliance software. Working in close collaboration with the Bursar and Senior Leadership Team, the Premises Manager leads a skilled site team with structured shifts to maintain the historic and modern infrastructure to the highest standards.

KEY TASKS & DAILY OPERATIONS

  • Estate & Team Leadership: Line-manage the premises, caretaking, and grounds maintenance teams, coordinating daily duties, shift rotas, performance reviews, and operational priorities across the campus.

  • Health & Safety Compliance: Act as the competent person for site health and safety, managing statutory compliance registers including fire safety, legionella, asbestos, gas/electrical safety, risk assessments, and COSHH regulations.

  • Contractor & Project Management: Source, negotiate with, and supervise external contractors for capital development works and routine services, ensuring all on-site personnel follow strict safeguarding and permit-to-work protocols.

  • Planned Maintenance & Security: Execute a comprehensive Planned Preventative Maintenance (PPM) program, manage campus security systems (CCTV, access control, and intruder alarms), and respond to emergency call-outs as a keyholder.

  • Budgeting & Lettings Support: Manage the premises budget in conjunction with the Bursar, oversee competitive tendering, and ensure site facilities are prepared for commercial out-of-hours lettings and school events.

PROFILE REQUIREMENTS

  • Qualifications: A recognized professional Health and Safety qualification (such as IOSH Managing Safely or NEBOSH General Certificate) is essential. A background or qualification in trade disciplines or facilities management (IWFM) is highly desirable.

  • Experience: Proven track record in premises, estates, or facilities management, ideally within an independent school, academy, commercial estate, or complex public sector setting.

  • Skills: Strong leadership abilities, comprehensive knowledge of statutory building compliance and health and safety legislation, budget management skills, and proficiency in digital facilities software.
