CORE PURPOSE
We require a proactive, highly reliable, and technically skilled Site Manager to oversee the comprehensive estate management, maintenance, and security operations of our vibrant primary school campus. Operating across an educational environment that caters to early years and primary-aged children, the successful candidate will hold operational responsibility for the daily physical upkeep of the school buildings, asset optimization, planned preventative maintenance (PPM), and health and safety monitoring, ensuring a safe, clean, and warm learning environment where young children can thrive.

KEY TASKS & DAILY OPERATIONS
Primary Estate Maintenance & PPM: Conduct and schedule a comprehensive Planned Preventative Maintenance (PPM) framework across all school buildings, plant systems, and outdoor fixtures, while operating a rapid-response system for everyday reactive repairs.
Rigorous Health & Safety Monitoring: Execute and document routine statutory compliance checks, including fire alarm testing, water temperature monitoring for legionella control, COSHH logs, asbestos register checks, and fixed wire safety tracking.
Site Security & Keyholding: Manage the opening and locking routines for the entire school campus, ensuring all buildings are secure, access control systems are functional, and serving as the primary point of contact for out-of-hours emergency call-outs.
Child-Centric Environment & Porterage: Regularly inspect and risk-assess the physical spaces, including specialized early years outdoor learning zones and active play equipment, ensuring all safety surfaces are pristine. Handle internal porterage demands such as moving deliveries, setting up event halls, and monitoring seasonal grounds upkeep.
Contractor Liaison & Safety Supervision: Greet, monitor, and assist external service engineers and building contractors on-site, ensuring all school safeguarding (DBS) protocols, visitor logging, and safe working practices are strictly followed.
PROFILE REQUIREMENTS
Experience: A proven track record of successful site management, caretaking, or trade-based handyperson experience, ideally within a primary school, nursery, or high-footfall public sector environment.
Technical Practicality: Strong practical skills across basic building trades (such as plumbing, minor carpentry, or painting), with the capability to manage complex building utility systems and localized maintenance budgets.
Reliable & Community-Focused Ethos: Exceptional reliability, punctuality, and an empathetic interpersonal manner, displaying a clear commitment to communicating warmly with school leaders, teachers, young children, and parents.
