Mapletree is a leading global real estate development, investment and capital management company headquartered in Singapore. With a diversified portfolio spanning living, logistics, office, data centres and more, the Group continues to expand across the UK and Europe, where Purpose-Built Student Accommodation (PBSA) is a core strategic priority. As Mapletree grows its student housing footprint from 10,000 to 17,000 beds, we are seeking a highly capable Senior Manager to help shape the next phase of our PBSA platform.
In this senior leadership role within the UK Student Housing Asset Management team, you will take ownership of asset‑level strategy and performance across a fast‑expanding operational portfolio. You will be responsible for driving income growth, maximising occupancy and safeguarding long‑term value creation, contributing directly to Mapletree’s wider UK and European investment strategy.
You will lead the formulation and execution of asset business plans, develop innovative pricing and revenue management strategies, and oversee repositioning initiatives and capex programmes. A core part of your role will involve managing annual budgets and forecasts, producing detailed performance reporting and analysis, and leading the underwriting and financial modelling of value-add opportunities.
Operational excellence will be central to your success. You will work closely with Property Management teams to ensure strong delivery on the ground, enhancing compliance, service quality and operational standards. You will champion process improvements and technology adoption, helping to refine systems and procedures across the portfolio.
This role requires strong cross-functional collaboration, and you will be expected to engage confidently with strategic partners, internal stakeholders and senior leadership. You will provide market intelligence, portfolio insights and thought leadership on emerging opportunities, while also contributing to team development and promoting best practice across the asset management function.
We are seeking a strategic and commercially minded individual with exceptional financial and analytical capabilities and a meticulous approach to detail. You must be an effective communicator, capable of performing under pressure while influencing stakeholders at all levels.
A strong understanding of the UK PBSA market and a proven track record of NOI growth are essential, alongside advanced financial modelling skills. Experience within PBSA, Build to Rent or hospitality sectors is advantageous, as is exposure to cross-border reporting, investment committee processes and asset management systems.
This is an outstanding opportunity to play a pivotal role in the evolution of Mapletree’s UK and European PBSA strategy, contributing to the growth of a premium, high‑performing real estate portfolio within a global organisation. This role is based in London 4 days a week with one day working from home. Some travel across the national portfolio will be expected.
