This is a rare opportunity to join a friendly and ambitious Design & Build Building Services Consultancy based in the heart of Wilmslow Town Centre (just 20 minutes from Manchester City Centre). Established in 2018, we are on a strong growth trajectory and are seeking an experienced M&E Contracts Manager to oversee the successful commercial and contractual delivery of mechanical and electrical building services projects typically ranging from £25,000 to £1 million per site.
The role spans public sector, commercial, and large domestic residential buildings, with a strong focus on retrofit, refurbishment, and decarbonisation works, supporting our mission to help the built environment meet the UK’s 2050 Net Zero Carbon targets.
As M&E Contracts Manager, you will take responsibility for the commercial, contractual, and operational performance of multiple mechanical and electrical projects, ensuring they are delivered safely, profitably, and in line with contractual obligations. You will work closely with project managers, site teams, designers, and subcontractors, providing leadership across procurement, contract administration, cost control and change management.
The Role
- Take overall responsibility for the commercial and contractual delivery of multiple M&E projects
- Manage M&E contracts from award through to final account and defects closure
- Oversee procurement and appointment of M&E subcontractors and specialist suppliers
- Lead contract administration including valuations, variations, compensation events, and change control
- Manage cost reporting, margin control, and cash flow forecasting
- Support Project Managers with contractual advice and commercial decision-making
- Ensure subcontractor performance aligns with contractual requirements, programme, and quality standards
- Manage risk registers, identifying and mitigating commercial and delivery risks
- Monitor compliance with Building Regulations, CDM Regulations, and H&S requirements
- Review and approve project documentation including programmes, method statements, and RAMS
- Support commissioning, handover, and O&M documentation processes
- Lead resolution of disputes, defects, and contractual issues
- Build and maintain strong relationships with clients, subcontractors, and suppliers
- Contribute to continuous improvement of commercial and delivery processes
To be successful, the following experience is required
- Proven experience in an M&E Contracts Manager or Senior M&E Project Manager role
- Strong background in mechanical and electrical contracting
- Track record managing multiple M&E projects typically valued between £25k and £1m
- Experience across public sector, commercial, and large domestic buildings
- Strong understanding of M&E contracts, procurement routes, and commercial controls
- Good working knowledge of UK Building Regulations, CDM, and H&S legislation
- Proven ability to manage subcontractors, variations, and final accounts
- Experience working within live / occupied environments
- Full UK driving licence
- Background in Building Services Engineering or M&E contracting
- Experience within Design & Build environments
- Familiarity with low-carbon, renewable, and retrofit technologies
- Commercial or contract-focused qualifications (e.g. APM, RICS, or equivalent – desirable)

- Renewable technologies such as solar PV and battery storage
- Building management and control systems (BMS)
- Coordination with building fabric improvements including insulation, glazing, and airtightness works
- Retrofit and decarbonisation projects delivered within occupied buildings
Individual site values will typically range from £25k to £1m, often delivered as part of wider programmes or multi-site frameworks under Design & Build or Principal Contractor arrangements.
