About The Role Duties & Responsibilities:
- Ensure that a high standard of service delivery is provided.
- Responsible for Lets and to act as first point of contact for the resolution of Premises users’ queries.
- Responsible, along with the Head Janitor, for the decoration, fabric, landscaping condition standards and for the completion of all Janitorial reactive work in the School, in a timeous manner, to meet the SLAs of the Project Agreement and in compliance with Company Policy.
- Liaise with the Head Janitor to ensure that service delivery is provided in the proper manner and that all work is well coordinated.
- Assist the Head Janitor in the delivery of Janitorial PPM, ensuring all tasks are completed safely and on time.
- Responsible for the IMS T2 procedures within the School, in compliance with Company Policy.
- Assist the Head Janitor in the delivery of a Monthly Report to the Janitorial Supervisor which meets the requirements of the Inverclyde Project Monthly Operations Report.
- Monitor the quality of work performed by sub-contractors on site including cleaning and inform the Head Janitor of any issues.
- Open and secure buildings as required: Check windows, doors and perimeter fences to ensure security and condition.
- Carry out regular inspections of the premises including monitoring CCTV, where applicable, to ensure condition and security.
- Operate the site security systems as laid down.
- Operate as part of a rotational on call team covering intruder and fire alarm calls and providing security / reception cover for out of hours lets.
- Responsible for inspecting the property and carrying out at least the following maintenance actions: Keep indoor and outdoor areas free from litter, as far as is practicable.
- Transport rubbish to bins and put out waste bins for collection.
- Undertake emergency cleaning duties where there is a potential H&S requirement.
- Responsible for premises inspections and maintenance activities as detailed in the PPM schedule.
- JOINERY – e.g. erect pin boards and shelves, repair furniture and minor door repairs.
- PLUMBING – e.g. replace tap washers bends, ball cocks and toilet seats, and bleed radiators.
- ELECTRICAL – e.g. replace lamps, replace/clean light diffusers, change control indication lamps.
- PAINTING – e.g. wash down and paint small rooms, corridors and walls.
Additional Tasks:
- Ensure all site documentation is maintained correctly and that induction procedures are being followed.
- Undertake energy monitoring by meter reading and other activities as outlined by the Head Janitor.
Skills & Knowledge:
- Previous experience within the service or construction industry is desired but not essential.
- Driving License would be advantageous as may be required to work at other schools at short notice.
Shift Pattern Dayshift: 6:30-14:00 Monday - Thursday, 7:00-14:00 Friday (week 1) Backshift: 14:00-21:30 Monday - Thursday, 14:00-21:00 Friday (Week 2)
