About The Role

OCS is looking for an experienced

Fabric Estimator with a strong background in construction fit-out, refurbishment and building-fabric projects.

Working closely with our Pre-Construction, Commercial, Design and Operational teams, you will manage estimates and tenders from the initial enquiry through to final submission and project handover.

You will prepare accurate, detailed and commercially competitive estimates across a range of fabric packages, including:

  • Internal fit-out and refurbishment
  • Partitions and ceilings
  • Flooring and finishes
  • Joinery
  • Decorations
  • Associated building works

Key Responsibilities

  • Review tender enquiries, drawings, specifications and contract documentation.
  • Complete detailed quantity take-offs for fabric, fit-out and refurbishment works.
  • Prepare accurate estimates covering labour, materials, plant and subcontractor packages.
  • Issue enquiries to suppliers and specialist subcontractors.
  • Analyse quotations and ensure all relevant costs are included within the tender.
  • Identify tender assumptions, exclusions, commercial risks and opportunities.
  • Attend site visits, tender review meetings and commercial discussions.
  • Contribute to bid strategy, value-engineering exercises and cost-saving proposals.
  • Prepare and submit accurate, compliant and competitive tenders within agreed deadlines.
  • Maintain reliable estimating records, cost information and tender documentation.
  • Develop effective relationships with clients, suppliers and subcontractors.
  • Produce clear handover information for successful tenders and present this to the project delivery team.
  • Support post-tender clarifications and negotiations when required.

About You

To be successful in this role, you will need

  • Previous experience as an Estimator within the construction industry.
  • Demonstrable estimating experience across fit-out, refurbishment or building-fabric projects.
  • Strong knowledge of relevant construction methods, materials, labour requirements and subcontractor packages.
  • Experience completing quantity take-offs from technical drawings and specifications.
  • The ability to prepare detailed tender estimates and evaluate supplier and subcontractor quotations.
  • A good understanding of procurement, commercial risk and contract requirements.
  • Excellent attention to detail and the ability to manage multiple tender deadlines.
  • Confident communication skills when working with clients, operational teams and supply-chain partners.
  • Proficiency in estimating software and Microsoft Office, particularly Excel.

Desirable Experience

  • Experience estimating projects within healthcare or other live operational environments.
  • Previous main-contractor or M&E contractor experience.
  • Knowledge of value engineering and tender risk management.
  • A relevant construction, estimating or commercial qualification, such as an HNC, HND or degree.
  • Experience supporting tender presentations and post-tender interviews.
