We are looking for an experienced and highly analytical Deputy Director, Asset Management to join our global hospitality real estate portfolio team.
In this pivotal role, you will act as a capital steward responsible for the strategic and operational performance of assigned assets. You will lead on asset planning, annual budgeting, business plan reviews, Asset Enhancement Initiatives (AEIs), and valuation processes, working closely with property teams to maximise profitability and long-term value. You will also be involved in sourcing, responsible for evaluating and executing investment transactions, conducting feasibility studies on potential opportunities, and making recommendations to senior management relating to investment or divestment or enhancement opportunities.
What you’ll be doing as Director of Asset Management & Investment
- Asset Management
- Develop tailored strategies for assigned assets in partnership with property teams and team leads to optimise profitability and cash flow.
- Lead monthly owner’s meetings with property management teams.
- Identify value creation opportunities and prepare actionable implementation plans.
- Review monthly management reports, financial statements, and performance data.
- Identify, assess, and manage AEIs, including ROI analysis, consultant selection, internal approval submissions, and project oversight to ensure timely and on-budget delivery.
- Review and analyse Annual Operating & CapEx Budgets and prepare submissions for approval.
- Lead the annual valuation exercise, including managing RFPs and valuation processes.
- Prepare monthly and quarterly reporting covering asset performance, market trends, and major CapEx updates.
- Liaise with auditors and external advisors on asset-related matters.
- Prepare approval papers for major AEIs, budgets, and strategic decisions.
- Support or lead additional projects as required.
- Involved in origination, evaluation, negotiation, and execution of investment and/or divestment transactions.
- On-going investment management of real estate portfolio in terms of forecasting market conditions and monitoring impact on financial returns.
- Work with professionals and consultants to review and implement holding structures that are cost and tax efficient.
- Keep up to date on developments in the industry and have a good understanding of all aspects of the hospitality business.
- Work with legal, financial, and other consultants on fundraising and other capital market projects from time to time.
What we’re looking for
- Extensive experience in the real estate side of the hotel and/or serviced apartment industry, with an in-depth knowledge of the EMEA region.
- Degree in Real Estate or Hospitality; advanced qualifications such as MBA or CFA are highly advantageous.
- Proven experience in Asset Management or Hospitality asset-related roles.
- Experience conducting feasibility studies and ROCE analyses.
- Proficient with market and industry research in hospitality.
- Exceptional written and verbal communication skills.
- Structured, methodical, and capable of delivering concise, high-quality papers and presentations.
- Strong team player with excellent stakeholder management abilities.
- Highly analytical with strong attention to detail.
- Excellent proficiency in Microsoft Office.
