Taking responsibility for the general maintenance of the property, upkeep of its facilities and the management of the maintenance team, the Maintenance Manager is there to ensure that jobs are completed efficiently to ensure that the guest expectations are met during their stay.
You will be required to allocate responsibilities to the team, complete the daily jobs list and preventative maintenance schedules with an eye for detail and a passion for fixing things! You must meet time deadlines, liaise with contractors and take responsibility for health and safety on property. You must be organised, an excellent communicator, and a hands-on manager who has excellent attention to detail. Experience of working in a maintenance department of a similar quality hotel is required and knowledge of electrics and health and safety are beneficial. Computer literacy is also key for the compliance and audit part of this role.
Job Responsibilities:
- To ensure all Maintenance is carried out daily to a high standard of which is expected in this role.
- To manage contractors while on site and to ensure they follow hotel protocol on working within the premises.
- To monitor the contractors, ensuring that they provide the correct paperwork and sign in as visitors.
- To ensure the property is a safe environment to work in and is kept well maintained within the building and surrounding property – this may include gardens and car parks within reason.
- Planned Maintenance is carried out according to H&S set-up – daily, weekly, monthly, quarterly and annually.
- Plant rooms etc. to be kept as a safe environment and that staff are aware of the safety requirements within these areas.
- To ensure that all staff has the necessary training to carry out the task which they are expected to do, and is signed off.
- All H&S records are to be kept up to date.
- Equipment should be kept safe and free from theft and malicious damage, and stock levels should be maintained at all times.
- H&S procedures are followed wherever necessary and possible to ensure safe working conditions.
- To understand the construction of a budget and how to influence profit and loss results.
- To monitor stock movement, to ensure stock security.
- To assist in monitoring contractor agreements ensuring quotes, tenders and accounts are kept in line with agreed costs.
- To complete par stocks of equipment that will help to maintain the smooth running of the department and maintain necessary standards.
- To ensure that the stock is checked monthly and that the monetary value is passed to the financial controller.
Experience, Skills, and Abilities:
- Previous experience working in a maintenance role in the hospitality industry.
- Experience in managing a team of maintenance technicians.
- Knowledge of building systems, including HVAC, electrical, plumbing, and fire safety.
- Familiarity with preventative maintenance programs and scheduling.
- Strong problem-solving skills and ability to troubleshoot maintenance issues.
- Strong attention to detail throughout all tasks.
- Ability to work flexible hours and be on call for emergency maintenance issues.
- Knowledge of safety regulations and ability to ensure a safe working environment for staff.
- Ability to maintain a positive attitude and professionalism when interacting with guests and staff members.
