The mission for this role
As a Residential Property Advisor (Buying Agent), you’ll lead residential property searches and acquisitions for clients buying across London’s prime and super‑prime locations. You’ll deliver exceptional client outcomes while also helping build a high‑performing residential team, shaping best practice, improving ways of working, and contributing to sustainable growth in revenue, reputation, and client retention.
- Client advisory & property search
- Lead the initial consultation: understand a client’s lifestyle, priorities, timelines, and decision drivers.
- Build and run a proactive sourcing strategy using market knowledge, relationships, and research.
- Shortlist options and coordinate viewings efficiently, protecting client time and ensuring a high‑touch experience.
- Consistently demonstrate advanced active listening: summarise key information for confirmation, build consensus, and communicate with clarity in high‑stakes moments.
- Negotiation, due diligence & transaction management
- Negotiate offers with confidence and clarity, maintaining discretion and strong stakeholder relationships.
- Manage deals from offer accepted through to completion, liaising with surveyors, solicitors, mortgage brokers, and other advisors.
- Resolve unexpected legal, planning, or transactional hurdles efficiently.
- Set best‑practice frameworks for due diligence and attention to detail across multiple transactions.
- Understand property purchase structuring principles and work with legal and tax advisors to mitigate risk.
- Balance detail with pace to meet deadlines and deliver excellence.
- Business development & external presence
- Lead client pitches and external engagements with authority and impact, instilling confidence in Making Moves’ expertise.
- Shape BD strategies to meet financial goals, ensuring retention and growth.
- Enhance established networks and reciprocal referral relationships.
- Work with Marketing to optimise BD campaigns and outreach.
- Generate and convert new opportunities through a confident, consultative approach.
- Revenue, pipeline & operational excellence
- Identify opportunities to improve pipeline management, billing efficiency, and revenue generation.
- Ensure high‑quality deal hygiene across the team (including CRM discipline) so information is accurate, timely, and actionable.
- Ensure team processes stay aligned with business strategy; streamline operations to improve client service.
- Team leadership & development
- Lead client relationship strategies across the team to ensure high levels of client satisfaction and retention.
- Coach others on presence, communication, and stakeholder management.
- Direct and participate in high‑level client pitches, supporting the team to win and deliver confidently.

- You bring relevant experience (or a demonstrable track record) in residential property sales, buying agency, or property search.
- You have a track record of winning new instructions, including through referrals and introducer networks.
- You’re confident managing transactions end‑to‑end, including complex stakeholder coordination.
- You’ve worked on higher‑value transactions, with exposure to Prime and Super Prime.
- You’re confident leading pitches and representing a brand externally.
- You enjoy coaching and developing others.
- You have an operational mindset: you improve processes, keep pipelines disciplined, and maintain attention to detail.
- You’re comfortable with tools and platforms such as LonRes, Rightmove Plus, and HubSpot (or similar CRMs).
