The Role:
Based in Watford and reporting to the Director of Estates and Acquisitions, this role supports the successful management of all Estates matters in the UK, comprising over 200 leasehold properties and circa 50 sublet units generating income over £700K. Working alongside the estates and wider property team, the post holder will assist in day-to-day management of the retail estate, distribution centre and sublet properties, while supporting retail teams in delivering an exceptional customer experience.

What you’ll be doing
- Manage a portfolio of nationwide sublets including lease renewals and rent reviews to maximise rental income, dispose of surplus accommodation and maintain relationships with sub-tenants, ensuring they comply with lease responsibilities.
- Act as the main contact for our Landlords and sub-tenants on all day-to-day property issues.
- Support operational teams in resolving issues impacting customers that require interaction with neighbours or resolution by landlords.
- Manage the Property Administrator who would report directly to this role.
- Oversee rent, rates, insurance and service charge budgets and approve invoices in conjunction with the Estates Administrator and wider team to minimise expenditure and maximise income.
- Undertake reviews of all expenditure to identify potential savings.
- Undertake and assist in managing rent reviews, lease renewals, lease re-gears and extensions in our retail portfolio in partnership with the Asset Manager and Senior Estates Manager.
- Assist in producing business cases to justify expenditure and upgrades in the sublet portfolio.
- Advise the retail and wider property team on lease responsibilities including repairs, insurance, user restrictions and alienation clauses.
- Liaise with Landlords and their agents to negotiate and coordinate insurance claims, repair notices and interim Schedules on Condition.
- Assist the Director of Estates and Acquisitions with the wider estates team in the preparation of budgets for rent, rates, insurance and service charges.
- Maintain portfolio records and assist in building and maintaining property records.
- Instruct and supervise external lawyers, commercial agents, rating surveyors and other property advisors.
What we’ll expect from you
- Experience in managing commercial property in a national multi-site business; acquisition and disposal experience is an advantage.
- Practical understanding of commercial property and leases and tenancy experience.
- A track record of achieving stretching targets and delivering cost efficiency and revenue generation.
- Excellent communication and stakeholder relationship management skills.
- Good IT skills with working knowledge of Word, Excel and PowerPoint; Google equivalents are an advantage.
- Strong verbal and numerical skills and comfort with report writing.
- High levels of energy, drive and resilience, with the flexibility to thrive in a fast-paced, dynamic environment, work under pressure and deliver at pace.
- Ability to manage large and varied workload with strong organisational and analytical skills.
- Drive and determination to continuously improve with a can-do attitude.
