The Opportunity
We are seeking an experienced and proactive Built Estate Manager to take ownership of maintenance, compliance, and estate operations across a busy and operationally critical site. This is a key leadership role where you’ll be responsible for ensuring all planned, reactive, and minor project works are delivered safely, on time, and in line with contractual and statutory requirements. You’ll play a central role in driving performance, maintaining compliance, and ensuring high standards of service delivery across the estate.
Key Responsibilities
- Oversee delivery of planned preventative maintenance (PPM), reactive works, and minor projects
- Ensure all activities are completed safely, compliantly, and in line with statutory legislation and MOD requirements
- Manage and coordinate supply chain partners and site teams, ensuring quality, efficiency, and value for money
- Monitor performance through regular reviews, ensuring KPIs and service standards are consistently met
- Maintain strong oversight of Health & Safety, including reviewing RAMS, permits to work, and safe systems in line with JSP375
- Ensure compliance with asbestos, legionella, and temporary works regulations
- Manage estate data and records using systems such as Maximo, ensuring accurate reporting and asset management
- Oversee forward maintenance plans, audits, inspections, and assurance activities, including close-out of corrective actions
- Provide technical leadership and support to internal teams, contractors, and stakeholders
- Manage small works projects and support development of Billable Works submissions
- Lead and develop on-site teams, including coaching, performance management, training, and HR processes
- Ensure all personnel are appropriately trained, inducted, and security cleared
- Manage local budgets, cost control, and financial performance, supporting forecasting and estate planning
- Participate in the on-call escalation rota
About You
To be successful in this role, you will have:
- Strong experience managing operational teams within facilities management, construction, or property maintenance environments
- Proven ability to oversee maintenance delivery, compliance, and contractor management within a live estate
- Solid understanding of Health & Safety legislation and safe systems of work
- Experience managing performance, KPIs, and service delivery standards
- A qualification in Construction, Electrical or Mechanical Engineering (or equivalent experience)
- Strong leadership, communication, and stakeholder management skills
Desirable (but not essential)
- Experience within MOD or secure environments
- Knowledge of JSP375, CDM regulations, and statutory compliance requirements
- Understanding of asbestos, legionella, and sustainability practices
- Experience using asset management systems such as Maximo
Additional Requirements
Must be eligible to obtain and maintain Security Clearance (SC)
