An established facilities management provider delivering property and accommodation maintenance services within the defence sector is seeking a Void Maintenance Officer to support the management of unoccupied Service Family Accommodation (SFA) across Dorset. This role is responsible for protecting, maintaining and managing void residential properties to ensure they remain secure, compliant and in good condition during unoccupied periods. The position involves mobile working across multiple estates, regular property inspections, defect identification, reporting and coordination of remedial actions. The successful candidate will play a key role in ensuring properties are handed back in no worse condition than when void management commenced, supporting operational efficiency and maintaining housing standards for incoming families.

Key Responsibilities

  • Manage all allocated void residential properties within the designated geographical area.
  • Conduct initial takeover inspections and final handback inspections, producing detailed site survey reports.
  • Capture comprehensive photographic records of internal and external property condition.
  • Identify, record and report defects, deterioration or maintenance requirements.
  • Produce rough scopes of work to support remedial planning and cost control.
  • Identify opportunities to improve maintenance processes, driving efficiency and value for money.
  • Undertake regular periodic inspections throughout the void period to ensure property condition is maintained.
  • Conduct risk assessments and implement appropriate security measures to prevent unauthorised access.
  • Monitor for vandalism, trespass or damage and escalate concerns immediately.
  • Ensure properties remain secure, weatherproof and compliant with statutory and mandatory requirements.
  • Manage heating and water systems appropriately to prevent freezing, damp or system degradation.
  • Liaise with maintenance teams and contractors to coordinate reactive works where required.
  • Submit weekly and monthly reports to the Delivery Manager detailing property status and issues.
  • Provide relevant utility information to the Utilities team in a timely manner.
  • Maintain accurate digital records using Microsoft Office, tablets and internal systems.
  • Work collaboratively with internal operational teams, the Defence Infrastructure Organisation (DIO) and supply chain partners to support service delivery.
  • Provide wider regional cover across estates during periods of annual leave or operational need.

Candidate Requirements

  • Previous experience within housing, property management, estates maintenance or facilities management is desirable but not essential.
  • Understanding of property inspections, defect identification and basic building maintenance principles.
  • Comfortable working independently and undertaking lone working across multiple sites.
  • Strong organisational skills with the ability to manage workload across a dispersed portfolio.
  • Confident using Microsoft Office and digital reporting systems.
  • Full clean UK driving licence is essential.
  • Willingness to travel daily across Bovington, Blandford, Poole and surrounding estates.
