Working Hours: 40 hours per week, Monday to Friday, 8:00am - 5:00pm

About the Role

We are looking for an experienced Void Supervisor with a strong trade or maintenance background to oversee the delivery of repairs and maintenance works across a busy housing portfolio. You will be responsible for supervising operatives, contractors and subcontractors, ensuring void properties are inspected, works are correctly specified and properties are brought back to a safe, high-quality standard ready for new tenants. This is a hands-on supervisory role where you will balance people management, quality, productivity and compliance, while working closely with tenants, clients, housing teams and internal support functions.

Key Responsibilities

  • Supervise day-to-day activities of operatives, ensuring productivity, quality and efficiency.
  • Inspect void properties and identify the works required to bring them back to the required standard.
  • Specify works and provide accurate orders to housing offices.
  • Oversee supplier and subcontractor works, ensuring they are completed on time, within budget and to KPI standards.
  • Monitor the quality and progress of repairs and maintenance works.
  • Liaise with tenants and clients, responding to queries and resolving issues promptly.
  • Carry out site inspections, toolbox talks and risk assessments.
  • Ensure all works comply with relevant health & safety legislation and company procedures.
  • Manage and support operatives, providing guidance and addressing performance issues where required.
  • Mentor apprentices and support the development of colleagues within the team.
  • Work closely with administration teams and call centres to effectively schedule and coordinate works.
  • Identify opportunities to improve the efficiency and quality of service delivery.
  • Support sustainability initiatives by reducing waste, increasing recycling and promoting greener working practices.

We are looking for someone with:

  • Proven experience supervising and managing a team.
  • A strong trade or maintenance background.
  • Experience within housing repairs, property maintenance, voids or a similar environment.
  • Good knowledge of repairs and maintenance processes.
  • Experience managing contractors and subcontractors.
  • Strong communication and people management skills.
  • The ability to organise workloads and manage multiple priorities.
  • A proactive approach to problem solving, quality and customer service.
  • Good understanding of health & safety, risk assessments and site compliance.
  • A hands-on approach with the confidence to lead from the front.

Additional Requirements

  • Full clean UK driving licence.
  • Ability to obtain and maintain SC security clearance.
  • Willingness to travel across the Home Counties as required.
