A leading London-based facilities management provider, renowned for delivering first-class service across luxury, high-rise residential developments, is looking to appoint a Mechanical Engineer to join its established foot-mobile team across Central London. This is an excellent opportunity to work across a prestigious portfolio of multi-block estates, including residential towers, communal podiums and complex plant infrastructure. The role is heavily focused on compliance-led maintenance, structured PPM delivery in line with SFG20 standards, and ensuring the ongoing performance and reliability of critical building services.
You will play a key role in maintaining and optimising mechanical systems, with a strong emphasis on fault finding, troubleshooting and asset performance, rather than purely installation work.
Key Responsibilities- Deliver planned and reactive mechanical maintenance across landlord and communal systems
- Carry out PPM tasks in line with SFG20 schedules and asset registers
- Diagnose faults across heating, cooling and domestic water systems, ensuring minimal disruption
- Undertake pipework installation, modifications and repairs (LTHW, CHW and domestic systems)
- Maintain key plant equipment including air dirt separators, strainers and valves
- Perform vessel servicing, including draining, flushing and recommissioning
- Carry out plate heat exchanger maintenance and flushing
- Respond to plant failures and restore system functionality efficiently
- Support compliance-driven remedial works identified through maintenance activities
- Accurately record all works via CAFM/mobile systems, ensuring full compliance and audit trails
- Liaise professionally with site teams, contractors and residents
- Adhere to all health & safety procedures, including permit-to-work and RAMS
- Participate in a 1 in 4 on-call rota (post-probation)
- Qualified Mechanical Engineer (City & Guilds, NVQ or apprenticeship)
- Strong background in compliance-led maintenance within commercial or residential environments
- Solid understanding of building services systems (heating, cooling and domestic water)
- Proven experience with pipework systems and mechanical plant
- Experience working within structured PPM environments (SFG20 desirable)
- Strong fault-finding and diagnostic capability
- Good understanding of statutory compliance (pressure systems, water hygiene, etc.)
- Ability to read and interpret mechanical drawings and schematics
- Comfortable working in a foot-mobile role across Central London
- Confident using digital reporting/CAFM systems
- Work across a high-end Central London portfolio
