Mainstay Recruitment are seeking an ambitious and highly motivated Billable Works Manager to deliver a diverse programme of refurbishment, maintenance, and improvement projects across a large Defence housing portfolio of over 30,000 properties for our prestigious client. This is an exciting opportunity to play a key role in the successful planning, procurement, delivery, and close-out of projects ranging from minor remedial works and internal refurbishments through to major seven-figure schemes.
In this role, you will be responsible for managing the full project lifecycle from initial scoping and design through procurement and delivery to final handover. Working closely with regional leadership, project teams, and maintenance functions, you will ensure all projects are delivered on time, within budget, and to the highest standards of quality and compliance, while maintaining an excellent customer experience.
Key Responsibilities- Oversee the end-to-end delivery of billable works projects, ensuring adherence to contractual, regulatory, and compliance standards.
- Manage a varied portfolio of works, from small refurbishments to complex, high-value projects.
- Lead and coordinate supply chain partners, ensuring performance, value for money, and quality outcomes.
- Ensure all works are delivered in line with approved specifications, cost plans, and tender documentation.
- Maintain strict compliance with Health & Safety legislation, including CDM and asbestos regulations.
- Monitor budgets, track performance, and maintain accurate records to ensure audit readiness.
- Build and maintain strong relationships with stakeholders, including residents, clients, internal teams, and external partners.
- Provide clear communication throughout project delivery, managing expectations and resolving issues effectively.
- Prepare performance reports, analyse data, forecast spend, and identify opportunities for improvement.
- Accurately scope works, assess risks, and provide technical input where required.
- Proven experience in project management within housing, construction, or property services.
- Strong commercial awareness and contractor management experience.
- Excellent organisational, analytical, and problem-solving skills.
- Confident communicator with strong stakeholder engagement abilities.
- Able to manage multiple projects in a fast-paced environment.
- Relevant construction or property qualification.
- SMSTS certification (or equivalent).
- Commitment to continuous professional development.
- Proficient in Microsoft Office, including MS Project.
