Duties

  • Manage your own portfolio of residential blocks, ensuring high standards of service delivery
  • Act as the main point of contact for leaseholders, freeholders and residents
  • Carry out regular site inspections and produce detailed reports
  • Instruct, manage and monitor contractors to ensure works are completed on time and within budget
  • Manage service charge budgets, expenditure and support arrears/collections processes
  • Assist in the preparation and review of budgets and year-end accounts
  • Ensure compliance with statutory requirements, health & safety and service level agreements
  • Maintain accurate records using property management software
  • Oversee cyclical maintenance schedules and ensure all deadlines are met
  • Raise works orders and manage minor works within agreed budgets
  • Attend internal meetings and contribute to operational discussions
  • Attend appointments with company directors to support the winning of new business and portfolio growth

Requirements

  • Previous experience in Block Management is essential
  • IRPM or TPI qualification (or equivalent) is required
  • Strong communication skills with the ability to build relationships with clients and contractors
  • Ability to manage a portfolio independently and prioritise workload effectively
  • Good IT skills including property management systems and Microsoft Office
  • Professional, organised and proactive approach to problem solving
