We are now seeking an experienced Property Manager to join our growing self-employed Partnership.
The Role
This is a hands-on property management role, responsible for the day-to-day management of a varied portfolio of student and residential properties. The position encompasses lettings, proactive and reactive maintenance, compliance, client accounting, and general administration. Full training and ongoing support will be provided on our systems and processes.
Key Responsibilities
- Managing a portfolio of approximately 50+ properties, handling landlord and tenant enquiries via walk-ins, phone, and email
- Coordinating move-ins, move-outs, and managing office and tenant key systems
- Conducting interim property inspections during and between tenancies
- Carrying out viewings and preparing/updating marketing materials including photos, floorplans, and virtual tours
- Liaising with contractors and confirming works have been completed satisfactorily
- Supporting and covering other Property Managers when required
- Ensuring full legislative and regulatory compliance across all lettings activities
- Maintaining accurate records, audit trails, and client accounts in line with statutory requirements
- Completing ad-hoc administrative duties such as filing, scanning, and document management
Approximately 60–70% of the role is office-based, with the remainder spent attending properties for inspections, viewings, marketing preparation, meter readings, compliance checks, and contractor oversight.
Essential Skills & Experience
- Highly organised, with the ability to prioritise and manage a varied workload
- Strong administrative skills with excellent attention to detail
- Excellent time management and diary coordination
- Clear, professional written and verbal communication with a customer-focused approach
- Confident IT skills, particularly Microsoft Outlook, Word, Excel, tablets, and database management systems
- Able to work effectively both independently and as part of a small team
- Resilient and adaptable in a fast-paced environment with high customer demand
- Working knowledge of relevant legislation (e.g. Housing Act, Health & Safety, Renters' Rights Act, MEES, GDPR, AML)
- Minimum 2 years' experience in property management and/or lettings
- Educated to A-Level standard or equivalent
- Full UK driving licence and access to own vehicle
Desirable
- Experience working within a small team
- Customer-facing experience
- Property inspection experience
- A professional property qualification (e.g. Propertymark Level 3, CELA Level 3, or equivalent)
Additional Opportunities
As the role develops, responsibilities may expand to include:
- Contributing to office policies and implementation of new legislation

Hours & Benefits
- Hours: 9am–6pm, Monday to Friday (flexibility considered for the right candidate)
- Holiday: 20 days per year plus bank holidays
- An additional day awarded for every consecutive 5 years' service
- Holiday to be taken in conjunction with other Partners
- Salary: £30,000 – £33,000 per annum (dependent on experience and qualifications)
- Annual profit share of 2%
- Paid support for further property-related qualifications, with salary increases linked to achievement
- Mileage allowance for all business mileage
Partnership & Employment Status
Partners are required to use their own vehicle with appropriate insurance. While this role is self-employed, liabilities are comparable to employed status. Remuneration is structured as a slightly higher salary in place of a company pension, allowing individuals to make their own pension arrangements.
