Madison Brook is a property and construction business specialising in delivering residential acquisition and refurbishment programmes in partnership with local authorities and housing providers. We are looking for an experienced Acquisition Manager to join our Public Partnerships team on a six-month fixed-term contract, supporting a residential acquisition programme in partnership with a London local authority. This is an exciting opportunity to take ownership of property acquisitions from initial sourcing through to exchange and completion, contributing directly to the delivery of much-needed housing. There is potential for the contract to be extended, subject to programme requirements and capacity.

The Role

As an Acquisitions Manager, you will be responsible for managing the end-to-end acquisition process for a dedicated local authority programme, ensuring properties are sourced, negotiated and acquired in line with the client's requirements, agreed budgets and programme targets. Working closely with our Public Partnerships team, you will take responsibility for property sourcing, negotiations, sales progression, transaction administration and reporting, ensuring acquisitions progress efficiently from initial identification through to completion. You will also play an important client-facing role, participating in weekly programme meetings, providing progress updates and maintaining accurate acquisition budgets, forecasts and reporting. This role requires someone with strong residential property experience who is commercially minded, highly organised and confident managing multiple transactions simultaneously.

Your profile

  • Key Responsibilities:
  • Property Sourcing: Identify and secure suitable residential properties that meet the client's acquisition criteria, budget and programme requirements.
  • Negotiation and Acquisition: Manage property negotiations, assess commercial viability and agree purchases that deliver value for the client.
  • Sales Progression: Oversee the acquisition process from offer acceptance through to exchange and completion, proactively managing agents, solicitors and other stakeholders to minimise delays.
  • Transaction Administration: Maintain accurate acquisition records, documentation and trackers, ensuring all relevant information is captured and transactions progress in accordance with agreed processes.
  • Client Relationship Management: Liaise directly with the local authority client, attending weekly programme meetings and providing clear updates on acquisition progress, challenges and upcoming transactions.
  • Programme Reporting: Prepare and maintain accurate acquisition reports, budgets, pipeline forecasts and programme updates, ensuring visibility of performance against agreed targets.
  • Performance Delivery: Work towards agreed KPIs and programme milestones, identifying potential risks or delays and taking proactive steps to maintain progress.
  • Market Expertise: Use your knowledge of the London residential property market to identify opportunities, assess property values and negotiate competitive purchase prices.
  • Construction Coordination: Work closely with the Construction team to ensure properties meet programme requirements, relevant compliance information is obtained and acquisitions are handed over smoothly for refurbishment.

About You

To thrive in this role, you will need a strong background in residential property sales or acquisitions, with experience managing transactions from initial sourcing through to completion. You will be confident working independently, managing competing priorities and maintaining accurate records and reporting. Strong communication skills are essential, as you will be representing Madison Brook in regular client meetings and working closely with multiple stakeholders throughout the acquisition process.

  • Requirements:
  • At least 3 years' experience in residential property sales or acquisitions.
  • Strong knowledge of the London residential property market, ideally including Southwest London and surrounding areas.
  • Proven experience in property sourcing, negotiation and end-to-end sales progression.
  • Good understanding of residential conveyancing processes and the ability to proactively manage transactions through to completion.
  • Strong organisational and administrative skills, with excellent attention to detail.
  • Confidence in preparing and maintaining trackers, budgets, forecasts and performance reports.
  • Excellent communication and relationship management skills, including the ability to provide clear and professional updates in client meetings.
  • Commercially minded, proactive and comfortable working towards agreed targets and deadlines.
  • Competent in Microsoft Excel and other reporting and administrative systems.
  • Self-motivated and capable of managing their own workload within a collaborative team environment.
  • Propertymark qualification or equivalent would be advantageous.

  • Competitive remuneration package.
  • Six-month fixed-term contract with potential for extension, subject to programme requirements and capacity.
  • The opportunity to take ownership of acquisitions within a dedicated local authority housing programme.
  • The chance to contribute directly to the delivery of much-needed homes.
