Brand new Asset Management role working for an extremely well capitalised international Private Equity firm, who have a focus on Industrial and Logistics. They have a well established and rapidly growing portfolio in well located regions across the UK, and due to growth now need an additional Asset Manager to drive the portfolio forwards. Their business model allows them to acquire opportunistic sites as well as up-and-built assets across the UK market, and the team have a successful track record of consistently delivering strong returns from their UK portfolio.
They are looking for an experienced and hands on Asset Manager, with experience re-gearing leases, driving lettings campaigns, running refurbishments projects and with a strong track record building and maintaining effective tenant relationships. Candidates need circa 3 – 7 years experience, and must have worked in the Industrial sector as an Asset Manager already. They offer the chance to work in a fast paced, but collaborative environment with some of the best names in this field, and the career potential is fantastic.
Role includes:
- Driving income through leasing and other asset management initiatives, in addition to managing stakeholder relationships internally and with external capital partners.
- Minimising vacancy by liaising with third-party leasing agents, sourcing occupiers, and closing lease transactions.
- Negotiating new lettings from initial interest to agreement.
- Liaising with third-party solicitors in the drafting and negotiation of necessary letting documents.
- Establishing a favourable market presence by maintaining a positive and professional relationship with the local brokerage and real estate communities, government officials, and prospective occupiers.
- Overseeing the creation and distribution of marketing materials for any current or upcoming vacancy.
- Knowing the market: understanding location, product, and supply and demand within your market.
- Visiting the properties and competition regularly.
- Liaising and coordinating with internal and external teams including investments, finance, leasing, design, legal, sales and marketing throughout the deal lifecycle.
- Reviewing and analysing various asset reports including accounting files, CapEx projections and monthly Rent Rolls.
- Assisting with asset strategy, financial reporting, and budgeting.
Key Requirements:
- Demonstrable leasing and asset management experience, analysing / underwriting lease transactions involving a DCF model, negotiating LOIs, negotiating leases, liaising with solicitors in the negotiation of said leases, review of financial statements, etc.
- Experience presenting market information / dynamics and transaction recommendations to internal and external stakeholders.
- Demonstrable leadership skills, including the ability to motivate, make effective business decisions, and active problem-solving.
- A self-starter with an entrepreneurial mindset and experience working independently.
- Must have industrial and logistics experience.
- Position to be based in London.
- Needs to be able to manage / oversee 3rd party property managers.
- PC Proficiency to include but not limited to MS Office applications (Word, Excel, Outlook, etc.) and ability to learn company specific software.
- Must possess a driver’s license and the ability to operate a motor vehicle.
