An opportunity to make your mark in-house
Madison Berkeley have been instructed by a progressive real estate investment manager with significant institutional backing and a substantial commercial and industrial property portfolio spanning the UK. The business is looking to appoint an experienced Business Rates Manager to take ownership of the business rates function across their UK-wide portfolio and oversee the outsourced agents.
Reporting to the Head of UK Asset Management, this is a high impact role offering genuine ownership, autonomy and exposure at both corporate and board level.
The opportunity
This is a particularly interesting opportunity for someone currently working in a business rates advisory or consultancy environment who is looking to take their expertise in-house. Rather than managing individual client instructions, you will become the recognised business rates expert within the organisation, taking ownership of the rates position across a diverse and sizeable commercial property portfolio. You will have the opportunity to influence strategy, identify meaningful cost saving and mitigation opportunities, challenge existing processes and work closely with senior stakeholders across Asset Management, Property Management, Finance and Leasing. Your expertise will have a direct commercial impact, with responsibility for ensuring liabilities are accurate, opportunities for savings are identified and the business is well positioned to respond to changes in legislation, valuation methodology and government policy.
Key responsibilities
- Take overall ownership of business rates across the UK portfolio.
- Manage relationships with external business rates consultants, valuers and professional advisors.
- Monitor business rates liabilities, ensuring accuracy, compliance and effective cost management.
- Review assessments, bills and valuations, identifying opportunities for savings and mitigation.
- Manage relationships with local authorities and the Valuation Office Agency (VOA).
- Lead and oversee appeals, negotiations and challenges to rateable values where appropriate.
- Advise on the rates implications of vacancies, changes in occupation, refurbishments and redevelopment.
About you
You will have strong technical knowledge of UK business rates together with experience managing rates within a commercial property environment. We're looking for someone who can combine technical expertise with strong commercial judgement and the confidence to operate at a senior level.
What makes this role different?
A genuine opportunity to transfer your business rates expertise from an advisory environment into a role where you own the function and see the impact of your recommendations. Work directly with senior leadership and gain exposure to corporate and board-level decision making. You will have the freedom to challenge existing processes, identify opportunities and shape how business rates are managed across the portfolio. Join a progressive organisation that is actively exploring AI and technology to improve efficiency, decision-making and performance across the business. An inclusive and progressive organisation that places genuine emphasis on its people, development and creating an environment where individuals can thrive.
The package
Alongside a competitive basic salary, the business offers:
- Annual bonus scheme
- Generous employment benefits package
- Flexible and hybrid working, with 3 days per week in the London office
- Strong opportunities for career progression
This is a rare opportunity for an experienced business rates professional to step into a high profile, client-side position where your expertise will directly influence the performance of a significant UK commercial and industrial portfolio. If you're looking to move beyond advisory work and take genuine ownership of a business rates function within a progressive, well-funded real estate investment manager, this could be an excellent next step.
