A market-leading property consultancy with one of the UK’s most successful and profitable Property Management platforms is seeking a Director to join its Manchester office. My clients Manchester Property Management team has doubled in size over the last 18 months. With exceptional client retention, a proven track record of long-term profitability, and annual bonuses that regularly exceed 40%, this is a high-performing environment for ambitious senior leaders.

This is a senior leadership position overseeing a flagship Northern commercial portfolio on behalf of a major institutional asset manager and other investment clients. The assets include multi-let Grade A offices, retail and industrial assets, and a major development project approaching completion.

You will take overall accountability for client strategy, service delivery, team leadership and performance across the portfolio, supported by a well-resourced internal platform and specialist teams (ESG, Procurement, CX, Data, Technology and FM). The role offers strategic involvement in development and asset management initiatives, including shaping the long-term vision for a 1 million sq ft development site delivering 250,000–300,000 sq ft of new Grade A workspace, with strong pre-lets already in place.

Key Responsibilities
  • Lead the delivery of end-to-end Property Management services across a high-profile Northern commercial portfolio.
  • Take ownership of key institutional client relationships, acting as a senior point of contact and trusted adviser.
  • Oversee and mentor a multi-disciplinary internal team including Surveyors, FM, Graduates and support staff.
  • Provide strategic oversight of service charge performance, financial reporting and compliance.
  • Ensure assets operate to modern, market-leading standards with a strong occupier experience focus.
  • Champion ESG, sustainability, customer experience and technology-led improvements across the portfolio.
  • Lead portfolio performance reviews, client reporting, and business development opportunities.
  • Contribute to regional leadership, supporting growth of the Manchester Property Management business.
The Candidate
  • Significant experience in Commercial Property Management at Associate Director/Director level.
  • Proven track record managing large, complex multi-let office buildings and mixed commercial portfolios.
  • Strong financial management capability, including high-value service charge oversight and compliance.
  • Skilled at building and maintaining senior client relationships, with gravitas and commercial acumen.
  • Experience leading, developing and motivating multi-disciplinary teams.
  • Strong understanding of ESG, sustainability and emerging tech within modern Property Management.
