A genuine opportunity for an experienced Facilities Manager who wants responsibility, pace and a challenge rather than a quiet portfolio. This is a London based Facilities Manager role within a well established in house FM function at a major UK property owner. Over the last five years the FM team has been built from the ground up and the portfolio has doubled from an FM managed perspective. The next phase is about integration, consolidation and raising standards across a complex London portfolio.

The Role

You will take full operational responsibility for a London based portfolio of operational assets, working alongside Property Managers as shared managers of the buildings. This is a delivery focused role. The first 6 to 12 months will be demanding as newly acquired assets are mobilised and embedded into existing systems and processes. If you like being busy, solving problems and taking ownership, this role will suit you.

Key Responsibilities

  • Day to day operational management of a London portfolio
  • Mobilising and inspecting newly transferred properties
  • Managing hard and soft FM service providers
  • Ownership of statutory compliance and health and safety
  • Managing water hygiene, fire safety and life safety systems
  • Oversight of plant rooms, M&E systems and BMS
  • Working closely with Facilities Coordinators and a central helpdesk
  • Partnering with Property Managers as shared managers of the assets
  • Managing and challenging tenants
  • Driving consistency and high operational standards

The Portfolio

  • Typically 25 to 30 properties
  • Buildings are not technically complex but operationally sensitive
  • Mainly one large corporate primary occupier
  • High tenant engagement and expectation

  • Experienced Facilities Manager who can hit the ground running
  • Background from landlord or occupier environments welcomed
  • Managing agent or private landlord experience suitable
  • Confident communicator who can push back when needed
  • Practical, resilient and solutions focused
