Exciting opportunity to join a private property company who have just launched in the market. This will be their third hire and therefore will play an integral role in the business. The founders are a highly experienced and supportive team who are committed to maintaining their reputation for certainty of delivery. They are proactive, rigorous and dynamic on behalf of their equity partners and this is a great opportunity to be a part of this fast-growing company. They are very well capitalised and have already purchased a large portfolio of industrial and retail properties, with further acquisitions in the short term pipeline.
The role can be remote or office based in London, however the candidate will need to be based around the North West as that is where most of the portfolio will be. It will suit an asset manager capable of running their own chunk of a mixed portfolio with a particular focus on industrial assets. The candidate should be experienced in delivering value-add strategies across the lifecycle of an asset.
Responsibilities- Various asset management related tasks including new lettings, lease renewals, rent reviews, lease expiries, surrenders forfeitures, lease regears and client reporting
- Developing and implementing value-add asset management strategies and implementing business plans
- Overseeing capital investment activities and monitoring progress
- Identification and execution of strategies to reduce void costs and shortfalls
- Ensuring the accuracy of tenancy data from onboarding to disposal
- Ensuring maximum rent collection
- Managing third party service providers including: letting agents, solicitors, property managers and building surveyors
- Implementing and overseeing refurbishment programmes and asset repositioning
- MRICS
- Proven ability to deliver value-add strategies across the main commercial sectors β experience in the industrial sector preferred
- Articulate and numerate with good analytical skills
- Commercial acumen and excellent knowledge of Landlord and Tenant legislation
- Team player who thrives in a fast-paced environment and can juggle multiple priorities simultaneously
- Full valid driving licence
Salary - up to Β£65k basic plus car allowance
