We are recruiting a Freelance Senior Surveyor for our client. The Senior Surveyor will provide commercial and surveying support across affordable housing and housing partnership developments, ensuring projects are delivered within budget, contractual obligations are managed effectively, and commercial risks are controlled from pre-construction through to final account.
Key Responsibilities
- Manage all commercial aspects of housing partnership schemes, including cost planning, procurement, contract administration, valuations, variations, and final accounts.
- Prepare and review budgets, cost reports, cash flows, and forecasts.
- Procure and manage subcontractors and suppliers, including tender analysis and contract negotiation.
- Monitor project costs, identify risks and opportunities, and implement mitigation measures.
- Prepare and agree monthly valuations, applications for payment, and subcontractor payments.
- Support land, technical, and delivery teams with commercial advice during scheme development and delivery.
- Liaise with housing associations, local authorities, consultants, contractors, and internal stakeholders.
- Ensure compliance with contractual, regulatory, and company requirements.
- Contribute to value engineering and cost-saving initiatives while maintaining quality and programme objectives.
Key Requirements
- Degree-qualified in Quantity Surveying, Commercial Management, or a related discipline.
- Proven experience as a Senior Surveyor/Quantity Surveyor within residential development.
- Strong knowledge of affordable housing, Section 106, and housing partnership schemes.
- Experience with JCT contracts and subcontract procurement.
- Strong commercial acumen, negotiation skills, and cost management expertise.
- Ability to work independently in a freelance/consultancy capacity and manage multiple projects simultaneously.
- Proficient in Microsoft Excel and commercial reporting systems.
