The Building Services Manager will oversee all Mechanical, Electrical and Public Health (MEP) works for commercial fit-outs, theatres, and other complex spaces. Working for a main contractor, the role covers pre-contract input, design coordination, and on-site delivery to ensure fully compliant and high-quality installations.

Key Responsibilities

  • Pre-Contract
  • Review tender documents and technical requirements.
  • Provide buildability, value engineering, and risk input to bids.
  • Assess MEP subcontractor tenders and support estimating teams.
  • Contribute to design development and pre-construction programmes.
  • Design & Coordination
    • Manage MEP design from Stage 3–5, ensuring compliance and integration.
    • Coordinate with architects, engineers, and theatre specialists.
    • Review drawings/models and resolve clashes or technical issues.
  • Construction Delivery
    • Oversee MEP subcontractors on-site and manage coordination meetings.
    • Monitor quality, progress, testing & commissioning.
    • Ensure safety, compliance, and integration with overall site works.
    • Support handover, O&M documentation, and client training.

    Skills & Experience

    • Experience managing building services for commercial fit-outs (ideally theatres/auditoria).
    • Strong technical knowledge across mechanical, electrical, and public health disciplines.
    • Experience in pre-construction/bid support.
    • Ability to coordinate designs and manage MEP subcontractors.
    • Knowledge of industry standards, Building Regulations, and commissioning processes.
