A residential house extension and refurbishment project located in NW1, London. The works will include structural alterations, internal refurbishments, and external extension works, requiring a hands-on Site Manager to oversee delivery from start to completion.

We are seeking an experienced Site Manager to take full responsibility for the day-to-day management of the project. Reporting to the Project Manager / Client, you will oversee site operations, manage subcontractors, and ensure the project is delivered safely, on programme, within budget, and to the required quality standards. This role suits a practical, detail-focused Site Manager with strong experience in residential refurbishments and extensions.

Key Responsibilities
  • Manage daily site operations for the house extension and refurbishment
  • Coordinate subcontractors and direct labour
  • Ensure works are delivered safely and in compliance with H&S regulations
  • Manage and review RAMS, permits, and inspections
  • Monitor progress against the programme and report any risks or delays
  • Maintain quality standards across all trades and finishes
  • Oversee logistics, site access, and materials deliveries
  • Liaise with the client, consultants, and suppliers
  • Maintain accurate site records, reports, and site diaries
  • Manage snagging and handover at project completion
Requirements
  • Proven experience as a Site Manager on residential refurbishments and extensions
  • Strong understanding of construction sequencing and refurbishment works
  • Excellent health & safety awareness
  • Strong communication and leadership skills
  • Ability to manage multiple trades on a live residential site
Qualifications
  • SMSTS (Essential)
  • CSCS Card (Black or Gold preferred)
  • First Aid at Work (Preferred)
