A residential house extension and refurbishment project located in NW1, London. The works will include structural alterations, internal refurbishments, and external extension works, requiring a hands-on Site Manager to oversee delivery from start to completion.
We are seeking an experienced Site Manager to take full responsibility for the day-to-day management of the project. Reporting to the Project Manager / Client, you will oversee site operations, manage subcontractors, and ensure the project is delivered safely, on programme, within budget, and to the required quality standards. This role suits a practical, detail-focused Site Manager with strong experience in residential refurbishments and extensions.
Key Responsibilities- Manage daily site operations for the house extension and refurbishment
- Coordinate subcontractors and direct labour
- Ensure works are delivered safely and in compliance with H&S regulations
- Manage and review RAMS, permits, and inspections
- Monitor progress against the programme and report any risks or delays
- Maintain quality standards across all trades and finishes
- Oversee logistics, site access, and materials deliveries
- Liaise with the client, consultants, and suppliers
- Maintain accurate site records, reports, and site diaries
- Manage snagging and handover at project completion
- Proven experience as a Site Manager on residential refurbishments and extensions
- Strong understanding of construction sequencing and refurbishment works
- Excellent health & safety awareness
- Strong communication and leadership skills
- Ability to manage multiple trades on a live residential site
- SMSTS (Essential)
- CSCS Card (Black or Gold preferred)
- First Aid at Work (Preferred)
