The Role
The primary purpose of this role is to manage and deliver capital reactive replacement works, service orders, and minor/major projects, with a strong focus on fire safety compliance, fire remedial works, and statutory risk mitigation across the portfolio. You will oversee the end-to-end management of service orders and minor projects, including scope development, cost planning, quotations, design coordination, CDM duties, programme delivery, and handover. The Manager will ensure all works are delivered safely, on schedule, and within agreed cost parameters, while maintaining strong governance, auditability, and value for money for the client. This role will have a particular emphasis on fire-related remedial works and improvements arising from fire risk assessments, passive fire surveys, statutory inspections, and enforcement actions. Additionally, there will be a focus on minor capital replacement works resulting from compliance activities related to M&E systems, such as fire alarms, emergency lighting, HVAC systems, and security systems.
Main Responsibilities
- Service Orders
- Manage the delivery of Service Orders and Minor/Major Projects, including estimation, quotation, design coordination, project management, and CDM activities.
- Work collaboratively with the Client and Macro team to develop clear project scopes and briefs for all works classified as Service Orders or Minor/Major Projects.
- Prepare and submit quotations for Service Orders and ensure timely delivery within agreed contract timelines.
- Review and challenge subcontractor quotations to ensure technical compliance, value for money, and alignment with scope.
- Support cost control, budget tracking, and accurate allocation between capital and revenue expenditure.
- Project Management and Delivery
- Provide full management for Service Orders and Minor/Major Projects, proportionate to project risk, complexity, and value.
- Develop and manage project programmes, risk registers, and delivery plans.
- Coordinate internal teams, external consultants, contractors, and statutory stakeholders.
- Ensure effective site supervision, progress monitoring, and quality assurance.
- Maintain accurate project records, audit trails, and cost reporting.
- Provide regular progress, risk, and financial updates to the Service Manager and stakeholders.
- Ensure full project handover, including drawings, specifications, test certificates, asset data, warranties, and O&M information.
- Ensure information is captured and uploaded to CAFM and document management systems.
- Feasibility Studies
- Prepare and manage Level 1 Feasibility Studies.
- Coordinate Level 2 and Level 3 Feasibility studies when instructed, ensuring outputs support informed client decision-making.
- Ensure feasibility outputs are technically robust, commercially transparent, and auditable.
- Health, Safety and Quality
- Promote a Safety-First culture across all projects.
- Ensure all works comply with health, safety, and environmental legislation and Macro QHSE systems.
- Proactively manage client and organisational risk.
About You
The ideal candidate will have:
- Education And Technical Skills
- Qualification in construction, engineering, project management, or a related discipline.
- Knowledge of fire safety legislation, construction standards, and CDM Regulations.
- Proficiency in MS Office and CAFM systems.
- Project management qualification (APM, PRINCE2 or equivalent).
- Fire safety/compliance qualifications.
- IOSH or NEBOSH certification.
- Experience
- Experience managing minor projects, capital reactive works, and service orders within the built environment.
- Proven ability to deliver fire compliance and statutory remedial works.
- Project management experience, including cost programme, and risk control.
- Experience coordinating design and CDM activities.
- Skilled in managing contractors, consultants, and supply chain partners.
- Desirable
- Experience in Local Authority, public sector estate, or outsourced FM environment.
- Familiarity within structured governance and compliance-led contracts.
