Macgregor is a boutique estate agency specialising in premium homes across Edinburgh, with a particular focus on the New Town, West End and other prime residential areas. We are a growing, design-led, highly personal agency with a strong reputation for selling beautiful homes and delivering a more thoughtful, tailored service than a traditional corporate estate agency. We are now looking for an experienced, polished and commercially minded Property Sales Consultant to join the team.
This is a front-line sales role. The successful candidate will work closely with the founder and wider team to conduct viewings, manage buyer relationships, qualify interest, follow up properly and help progress opportunities towards offers and successful sales.
This role would suit someone with previous estate agency or strong direct sales experience who is confident dealing with buyers and sellers, comfortable picking up the phone, and able to represent a premium property brand with professionalism and discretion. You will be involved in the key part of the sales process between viewing activity and agreed offers. Your role will be to ensure that every serious buyer is identified, followed up, qualified and progressed. This is not a purely administrative or viewing-host role. We are looking for someone with genuine sales ability, commercial judgement and the confidence to move conversations forward.
Key responsibilities- Conduct property viewings across Edinburgh. Present homes confidently, knowledgeably and professionally.
- Understand each property’s key selling points, likely buyer profile and potential objections.
- Build rapport with buyers while identifying genuine buying intent.
- Qualify buyers by understanding their position, timescale, funding, chain status and motivation.
- Encourage second viewings where appropriate.
- Match buyers with other suitable Macgregor properties.
- Provide clear post-viewing feedback and buyer intelligence to the team.
- Follow up all viewings promptly and confidently, primarily by phone.
- Ask direct, commercially useful questions to establish buyer interest.
- Identify serious buyers quickly and progress them towards next steps.
- Create urgency where appropriate without being pushy.
- Handle common buyer objections and concerns.
- Encourage offers from interested buyers.
- Maintain regular contact with warm and hot buyers.
- Support the founder with buyer intelligence, offer preparation and negotiation strategy.
- Keep accurate CRM notes after every viewing and buyer conversation.
- Provide clear, timely and useful feedback to sellers.
- Help prepare weekly vendor updates.
- Explain not just what buyers said, but what the feedback means commercially.
- Flag when a property requires a strategy discussion, price review or renewed buyer push.
- Help ensure vendors feel informed, reassured and confident throughout the sales process.
- Work with the wider team to ensure viewing diaries run smoothly.
- Help coordinate part-time viewing support where required.
- Ensure viewing assistants are properly briefed on each property.
- Keep the founder updated on serious buyer interest and urgent opportunities.
- Assist with buyer outreach before and after property launches.
- Previous estate agency or direct sales experience.
- Proven ability to follow up leads and convert interest into action.
- Confident telephone manner.
- Strong communication and interpersonal skills.
- Full UK driving licence and access to a car.
- Comfortable conducting viewings across Edinburgh.
- Highly organised, with strong attention to detail.
- Comfortable asking direct questions and discussing buyer motivation.
- Able to work some evenings and weekends to accommodate viewings.
- Professional presentation and manner.
- Ability to represent a premium property brand.
- Residential estate agency experience.
- Experience conducting property viewings.
- Experience dealing with high-value homes or premium clients.
- Knowledge of Edinburgh’s prime residential areas.
- Familiarity with CRM systems and sales pipeline management.
- Commercially sharp.
- Warm, confident and persuasive.
- Proactive rather than reactive.
- Comfortable picking up the phone.
- Able to judge buyer intent quickly.
- Polished enough for prime Edinburgh property.
- Resilient and motivated by results.
- Organised enough to manage multiple buyers and properties.
- Credible with both sellers and buyers.
- Comfortable working in a small, ambitious and growing business.
We want to attract a strong candidate and are offering an above-market package for the right person. Basic salary: £32,000–£38,000 depending on experience.
