A growing housebuilder / residential developer delivering high-quality homes across Greater Manchester and the North West. The business operates a margin-first model, focusing on disciplined site selection, buyer-led design, and full in-house delivery. With ambitious growth plans, the company is scaling its pipeline of 60–80 unit developments in strong suburban locations.
This is a key, foundational hire responsible for building and converting a pipeline of land opportunities. You will lead the acquisition process end-to-end—from sourcing and appraisal through to negotiation and exchange—playing a critical role in driving the company’s growth. Clear progression to Land Director.
Key Responsibilities- Source and secure land opportunities aligned with acquisition criteria
- Build and manage a strong pipeline across the North West
- Undertake detailed financial appraisals (RLV, IRR, sensitivities)
- Negotiate and deliver deals through to exchange
- Develop relationships with agents, landowners, and introducers
- Monitor market activity, planning policy, and emerging opportunities
- Present clear, commercially sound recommendations to senior leadership
- Proven track record in residential land acquisition
- Strong appraisal and commercial analysis skills
- Established network in the North West land market
- Confident negotiator with disciplined deal judgement
- Good understanding of planning and development risk
- Clear communicator, comfortable engaging senior stakeholders
