Are you an experienced Property Manager, who can oversee a residential property portfolio, ensuring compliance and coordinating maintenance efforts to ensure smooth and efficient day-to-day operations?
Duties include:
- Contract Management: Oversee the management of landlord lease agreements, handle disputes, and coordinate necessary changes in collaboration with relevant parties.
- Service Level Agreements & Sub-Leases: Manage and coordinate Service Level Agreements and sub-leases.
- Compliance: Ensure ongoing compliance for all properties, working with the maintenance team to maintain up-to-date compliance documentation. Efficiently track and manage deadlines for inspections, following up as necessary with landlords.
- Health & Safety: Oversee health and safety procedures for both internal maintenance teams and external contractors. Ensure adherence to risk assessments, method statements, and safety standards for equipment and materials.
- Maintenance Management System: Be responsible for managing the Maintenance Software, coordinating work orders and monitoring the performance of maintenance operatives. Manage cyclical events such as monthly and weekly checks, and provide regular reports.
- Operational Expenditure: Oversee stock control for materials and equipment. Work to reduce waste and optimize cost savings through data analysis and reporting on usage and expenditures.
Required Qualifications:
- Senior-level property management experience, ideally managing large residential portfolios (200+ units).
- Proven ability to implement property management systems and maintenance programs on an organizational scale.
Desirable Qualifications:
- MRICS (Member of the Royal Institution of Chartered Surveyors) qualification.
- Degree in Real Estate Management, Property Development, or related field.
- Chartered Institute of Housing (CIH) Level 5 Diploma or higher.
- Membership or Fellowship of IRPM (Institute of Residential Property Management).
