We are seeking an experienced Estates Surveyor to assist with the day-to-day management of an operational and investment property portfolio. The role focuses on maximising financial performance, ensuring legal compliance, and applying best practice estate management across a diverse range of properties.
Key Responsibilities
- Manage the operational and investment property portfolio, including new lettings, lease renewals, rent reviews, and lease expiries.
- Negotiate and agree lease terms, variations, surrenders, and settlements, including managing rent review disputes.
- Undertake property valuations to support lettings, disposals, and investment decisions.
- Market properties for sale or letting, prepare heads of terms, appoint external agents, and manage transactions through to completion.
- Instruct and liaise with legal advisers on leases, renewals, and property disposals.
- Administer service charges where applicable, including budget setting, reconciliation, and responding to tenant queries.
- Carry out property inspections to ensure compliance with lease terms and statutory obligations, arrange landlord repair and maintenance works.
- Monitor property budgets and performance, providing input into forecasting and financial planning.
- Maintain accurate and up-to-date property records within the asset management system.
- Provide professional estate management and valuation advice in line with RICS standards where appropriate.
- Respond to internal and external property-related enquiries and manage stakeholder relationships.
