A well-established residential property operator seeks a Building Safety Coordinator to join its growing Property Services team, supporting compliance across a London-based portfolio of residential and mixed-use buildings, including higher-risk properties. The role offers strong exposure to building safety systems, safety case support and day-to-day operational compliance within a structured and supportive in-house team. It is well suited to someone who enjoys detail, accountability and working closely with site and facilities teams – and who wants to deepen their career in building safety rather than remain in a purely administrative or reactive role.
The Role
Working closely with the Building Safety Manager, Regional Facilities Managers and on-site teams, you will support duty holders in meeting their legal responsibilities and maintaining robust, auditable compliance across the portfolio.
Key Responsibilities
- Supporting compliance with the Building Safety Act, RRFSO, FSER and related legislation
- Maintaining accurate records of safety assessments, inspections and contractor works
- Monitoring and quality-checking data within the risk and compliance system (FRA, GRA, WRA, EICR, LOLER, etc.)
- Producing regular compliance and performance reports for senior stakeholders
- Supporting the development and maintenance of safety cases for Higher-Risk Buildings
- Coordinating resident engagement related to building safety matters
- Supporting responses to resident safety enquiries and complaints
- Monitoring contractor and consultant performance and documentation uploads
- Administering permit-to-work systems and escalating any non-compliance
- Maintaining trackers for remedial and improvement works
- Supporting training coordination and competency records for operational teams
- Visiting sites regularly (typically at least weekly) to understand layouts, risks and safety systems
This Role Would Suit Someone Who:
- Currently works in facilities, property compliance, fire safety or building safety coordination
- Enjoys working with systems, records and evidence – and takes pride in things being done properly
- Wants to develop deeper technical exposure to building safety and higher-risk buildings
- Is confident engaging with site teams, contractors and consultants
- Is looking for a stable in-house role with clear structure and support
About You
Essential
- Technical awareness of building safety and fire safety legislation
- Experience using CAFM, compliance or risk management systems
- Knowledge of SFG20 standards in a residential setting
- Strong Microsoft Office skills and confidence with data and reporting
- Experience with records management and compliance tracking
- Strong communication and relationship-building skills
- Excellent attention to detail and ability to manage multiple deadlines
- Willingness to travel to London sites as required
Desirable
- NEBOSH Fire Safety Certificate (or equivalent)
- Membership of IWFM, IOSH, IFSM, CIOB, TPI or similar
- Experience supporting high-rise or higher-risk residential buildings
- Understanding of passive and active fire safety systems
- Experience working with contractors and supporting compliance audits
What You'll Gain
- Exposure to higher-risk building compliance and safety case development
- Close working relationship with experienced building safety and FM professionals
- Opportunity to build long-term technical expertise in a growing safety function
- In-house stability rather than consultancy or short-term contracts
