Macdonald & Company are partnering with an established property owner and operator to appoint an Assistant Property Manager to support a portfolio of residential assets across London. Working closely with the Property Manager and wider operational teams, the successful candidate will play a key role in the day-to-day management of the portfolio, ensuring high standards of customer service, compliance, property maintenance, and operational delivery. This opportunity would suit an organised and proactive property professional looking to further develop their career within a dynamic and growing organisation.
Key Responsibilities:
- Act as a primary point of contact for occupier enquiries and day-to-day property matters.
- Support the full tenancy lifecycle, including applications, referencing, move-ins, renewals, and move-outs.
- Coordinate tenancy documentation and ensure compliance with relevant legislation and internal procedures.
- Assist with rent collection and arrears management.
- Work alongside external letting agents to support occupancy levels and minimise void periods.
- Coordinate resident communications and property notices where required.
- Coordinate contractors delivering maintenance, compliance, and building services.
- Monitor planned and reactive maintenance works through to completion.
- Ensure contractors comply with health and safety requirements and agreed service standards.
- Support the completion of risk assessments, statutory inspections, and compliance actions.
- Maintain accurate records relating to maintenance, compliance, and contractor activity.
- Support compliance with Right to Rent, deposit protection, licensing requirements, and other relevant regulations.
- Assist with invoice processing and budget administration.
- Coordinate utility accounts and void property administration.
- Identify and escalate lease breaches, property issues, and operational risks where appropriate.
Essential:
- Experience within residential property management, lettings, block management, student accommodation, or a similar property environment.
- Strong customer service and relationship management skills.
- Experience coordinating contractors and third-party suppliers.
- Excellent organisational skills and attention to detail.
- Effective verbal and written communication skills.
- Proficiency with Microsoft Office and property management systems.
- Ability to manage competing priorities and work independently.
Desirable:
- Knowledge of residential tenancy legislation and compliance requirements.
- Experience monitoring budgets, invoices, or service contracts.
- Understanding of building operations and facilities management.
- ARLA, NFoPP, IRPM, or other relevant property qualifications.
