Development & Disposals Surveyor

Summary

Our client is seeking to hire two new members to their 20+ strong team in London. They are looking for detail-oriented individuals who are recently qualified MRICS (no more than 2 years post qualification) or in the final stages of their APC training. This is an opportunity to work in a diverse team with market leading experience of the strategic management of large portfolios under the Groups ownership. The extent of the holding generates strategy work, valuations, disposals of properties (ranging from £100k to £100m UK wide), progressing planning applications for the optimal use prior to sale or development (residential and commercial) and direct development.

The Group is one of the UK’s largest, privately owned property investment and development firms. In the last 25 years, they have completed some of the largest, complex UK property deals and built a £9billion portfolio. This portfolio now comprises over 15,000 properties spanning 85million sq ft, along with a development pipeline of more than 19,000 homes.

Job Overview

The list of responsibilities includes:

Portfolio Strategy and Promotion

  • Assist in the strategic promotion of a significant portfolio to minimise planning risks and maximise development viability.
  • In tandem to the above, desktop review / site inspections / valuations to identify priorities for the wider team to progress.
  • Coordinate with consultants on planning promotion, rights of light assessments, legal due diligence etc.
  • Maintain and manage datasets critical to multiple workstreams, ensuring data integrity and accessibility.

Asset Valuation & Disposal

  • Support the disposal of a variety of commercial property assets from portfolios nationwide.
  • Organise and assist in completing valuations (development appraisals and DCFs) across a range of property portfolios on both freehold and valuable leasehold properties.
  • Build and maintain relationships with agents and solicitors.

Planning Applications and Alternative Use Management

  • Monitor and manage property assets across the UK, focusing on achieving an optimal alternative use value.
  • Contribute to residential and industrial planning applications, ensuring compliance and maximising viability.
  • Build and maintain relationships with planning consultants and architects.
  • On all of the above, Investment Committee report writing & presentation of work to senior management.

Qualifications and Skills

  • A proactive and analytical mindset, with a keen interest in planning and development.
  • Client side / agency experience considered on equal merit.
  • Strong proficiency in Microsoft Excel and Argus Developer.
  • Ability to understand and interpret data/cashflows.
  • Current knowledge of the commercial and residential property markets, with an understanding of valuation and the planning process.
  • Excellent organisational skills, with the ability to manage multiple workstreams and meet deadlines.
  • Strong communication (written & presentation) skills for effective collaboration with consultants and stakeholders.
  • Recently RICS qualified (no more than 2 years post qualification) or currently working towards APC.
  • RICS accredited undergraduate or postgraduate degree qualification.
