About Our Client:
Our client is a well-established and respected property management company with a diverse predominantly commercial portfolio. Their clients properties span Shrewsbury, the West Midlands, and wider Staffordshire region. Their commercial clients include private investors, corporates, and private pension funds. The firm prides itself on managing properties for landlords, with a focus on mixed retail, office, and industrial properties.
The Opportunity:
We are currently recruiting for an experienced ideally (albeit not necessarily), MRICS-qualified Property Manager to join our client's team. This is an excellent opportunity for a highly motivated individual with solid post-qualification experience to manage a mixed portfolio of commercial properties. You will be working directly with private, high-net-worth clients and corporate clients, and will be responsible for a wide range of property management functions.
Key Responsibilities:
- Asset Management: Provide strategic advice and management services to enhance the value of commercial assets.
- Landlord & Tenant Advice: Advise on rent reviews, lease renewals, and general property matters (lettings and sales are handled by a separate team).
- Compliance & Regulations: Ensure properties comply with all relevant legislation and regulations.
- Property Inspections & Maintenance: Oversee inspections, maintenance, and repairs to ensure properties are well-maintained.
- Service Charge Management: Take responsibility for service charge budgeting and financial reporting in line with RICS standards and codes of practice.
- Insurance Management: Oversee client insurance matters and ensure adequate coverage.
- Client Relationship Management: Build and maintain strong relationships with high-net-worth individuals and corporate clients, providing exceptional service.
Key Requirements:
- Experience: Solid property management experience within either the corporate or private sector.
- Client-Facing: Strong ability to build and maintain relationships with high-net-worth clients, with confidence to engage directly and professionally.
- Excellent Communication: Articulate in both face-to-face and written communication, with strong interpersonal skills.
- Self-Starter: Able to work independently with minimal supervision and manage priorities effectively.
- IT Skills: Highly IT literate, with proficiency in property management software (experience with TRAMPS software is an advantage) and Microsoft Office tools such as Excel and Word.
- Financial Acumen: Strong numerical and financial management skills, particularly in service charge management and reporting.
- Organisational Skills: Excellent organisational and time management skills, with the ability to work under pressure and meet deadlines.
- Proactive: A proactive approach to property and tenancy management, with energy, enthusiasm, and a lateral-thinking mindset.
Additional Information:
- Office-Based: The business are pro office working and accordingly like to get the team working together in their office, (accordingly, no hybrid or home working options).
- Pension: Auto-enrolment scheme via NEST.
- Holiday Entitlement: 25 days holiday plus bank holidays.
