Well known, well regarded Commercial Property Company are seeking a proactive and experienced Commercial Building Manager to take responsibility for maintaining a safe and compliant environment across a Grade A Commercial Building complex located near Warrington. This role includes the leasing and lettings of the building, general building management tasks, along with oversight and management of the health and safety systems, ensuring compliance with regulatory and company standards, and promoting a safety-first culture among staff, tenants, contractors, and visitors.
Accordingly, the role requires someone with a solid Building / Facilities Manager background leaning towards the Hard side of Facilities Management. Accordingly, applicants must have experience including:
- Manage Health & Safety across the estate, ensuring compliance with legal requirements and procedures.
- Oversee fire safety systems, intruder alarms, insurance inspections, and risk assessments.
- Conduct safety tours, toolbox talks, and accident investigations to promote best practices.
- Act as Fire Marshal and main contact for First Aid and emergency response.
- Deliver contractor inductions, ensuring understanding of the Hazard Register, fire precautions, and site rules.
- Review and monitor contractor RAMS and ensure compliance on site.
- Maintain ACOP L8-compliant water management and manage tenant access to specialist lab areas.
- Foster a culture of safety and drive continuous improvement in risk management.
NEBOSH or equivalent Health & Safety qualification is essential, ideally with IOSH membership or higher. The role is paying circa £38,000 - £42,000 dependent upon experience and qualifications.
